MA Casino Developments

Kinda reminds me of the once constant ongoing delays of two projects that at first had gotten off to a shaky start;

1. The new World Trade Center in New York.

2. The Millennium (Filene's) Tower at Downtown Crossing.

Believe me the casino could be delayed for 5-10 Years in the courts between all these cities and towns. Then tack on the EPA clean up.

Wynn is in for a battle but in the end they approved the casino on the site. Wynn will settle with everybody

Expect massive taxpayers heyday for the better infrastructure. Hopefully it will be very well planned and executed.

Also if Wynn did not really think this would happen.

He would not be closing these types of Deals
Wynn closes $34M acquisition of future casino site in Everett

Everett will be hosting a casino in the future without a doubt
I would love to know how this guy at the DeNunzio Group bought this contaminated land for 8 million and made a profit of 26 Million in 6 years. That's a hell of a return.

Call it dumb luck or something more.

Well, it's great to hear that Wynn is still moving forward with its plans to build the hotel / casino!

I just hope that Boston can work out their differences & plans with Wynn and Everett for access to & from the complex.

And I hope that the casino will be smoke-free!

The worst thing about the Wynn package was the site, with its having been bought by the mob and then entrusted to front men. We still haven't heard how they satisfied themselves that the mob won't profit from this deal.

Also, except for where Wynn needs to dig down (for foundations, elevator pits, or a pool) I think you can assume that he'll mostly cap the site, rather than digging and having to clean the dirt.

Kinda reminds me of lawsuits resulting from the once constant ongoing delays of two big mega projects that at first had gotten off to a shaky start;

1. The new World Trade Center in New York.

There was never any lawsuit regarding the Millenium Tower or its predecessor project, One Franklin. The City made all sorts of threats, but nothing more.

Riff --the courts have already deferred to the people on this and the people spoke in November

I expect that the cases will quietly be dropped in the next couple of months in exchange for a somewhat better deal -- this is all about High Stakes Poker, BlackJack, Baccarat whatever -- the Mayors of the cities are trying to get a few more M$ for some traffic improvements, or perhaps some commitment for some "good jobs @ good wages with no heavy lifting" jobs for their brothers-in-laws

The Garden is centralized has direct access to Commuter Rails
Along with Orange and Greenlines: No need to Drive.

The only way to get to the casino is to drive. Wake the fuck up.

This is why the Casino would been better located in the city of Boston.

85% of people that are attending a game or an event take the Mass Transit: People have the option to drive into the city and know what they are getting themselves into:

That won't be the case for the casino: 100% need to drive somewhere to get to the casino.

This is why I'm so upset with our Leaders given taxbreaks or tax incentives to help these developments to lower their costs when the Transit Grid needs a massive upgrade which would help make things become more efficient throughout the city.

You could take the orange line if the mayor of Somerville wasn't a dick about it and let Everett build a footbridge 1000 feet away to Assembly. You can't say you're against the casino for traffic reasons and then not support ways to resolve those same traffic issues.

Then why was former Boston Mayor Thomas Menino thinking about suing them?

That is until he found another developer to do the project.

At this point they need to do whatever it takes to accommodate what is best for the public.

The City threatened to pull the permits on the project. It is called leverage. The Mayor wanted to force Vornado to sell the project to another developer.

So the last rendering was just a repeat of his proposals in other cities, this is just a repeat of his hotel in vegas. Shame really. Still, not as tacky as the other one was

It is a branded destination, like a Disney Castle or Cheesecake Factory, it's got to look the part. You're not going to get the Marin Civic Center or some Calavatra unicorn

The guy's brand is his name, and he's a casino impresario with a particular style and his own custom-colored Bronze reflective glass. Its way better that he's giving us warmed-over Vegas:

instead of warmed over Philadelphia (which looked trussed up like an Octoberfest waitress)

And the "winter garden" pavilions are what they are: roughly appropriate to year round floral extravaganzas in a climate that can get wet & cold.

Given the roughly southern exposure, he's also got to be careful with the curves to avoid death rays, which have caused severe burns:

The disparity of views it going to be funny. One side gets the Boston skyline from the north. The other gets.....a whole lot of nothing. Maybe some nice hills from the upper floors.

He's got it situated right for views: Boston to the south and short stuff with hills beyond to the north, and very few windows that need to look east to the power plant & tank farms.

I just eye-balled it on a map and it looks like the new Assembly T station on the orange line is about as far a theoretical walk from the Wynn Everett Property as it is to the Assembly Row JP Licks (as the crow flies). Assuming Wynn & MBTA can strike up a deal to make a weather-protected pedestrian walkway from the Assembly Row station across the Mystic River connecting directly to the casino (similar to the garage walkways at Logan to the terminals), I think this has a legitimate chance of generating far fewer automobile trips than people fear.

Not sure where you've been, but that idea was solidly shot down by Somerville's mayor

Will this be another music venue as well?
