You're correct. I thought it looked like a bridge, but only being able to see one side of it confused me for some reason. It's clearly visible here:

Cozz -- the two photos can not be directy compared because of the tilt and the center

In the older photo the extent of the rail ROW cutting through the Back Bay is not nearly apparent -- there are some photos from which you can see the extent of what is now covered by Pru / Copley Place

Rejected rebuttal. The impact you're talking about is a full two blocks east of the parcels in question.

Competion for Pike parcel cut as hotel builder’s effort flops

Hotel developer Carpenter & Co. has pulled out of a competition to build on a key Pike air-rights parcel along Boylston Street in the Back Bay.

The Cambridge firm withdrew after failing to make a deal with the owners of the adjacent Hynes Auditorium Garage — leaving Hub developers Don Chiofaro and Steve Samuels to vie for state approval.

“We made a real effort to reach an agreement with the garage owners, and they made a good effort as well,” said Peter Diana, a vice president at Carpenter, whose projects include Boston’s Liberty Hotel and the Charles Hotel in Cambridge.

Carpenter had pitched a 200-room hotel on air-rights Parcel 15 and tried to extend the project to the garage next-door at 50 Dalton St., where it would build a new garage and a 16-story office tower.

But Cambridge-Scotia Co., the owner of the 600-space garage that operates as Pilgrim Parking, rejected Carpenter’s overtures after lengthy talks. Diana declined to detail why the talks ended. Pilgrim Parking president Michael Gery could not be reached for comment.

Chiofaro, who built International Place, is proposing a 29-story office building with street-level retail. His financial partner, Prudential, already controls part of the Parcel 15 air-rights.

Samuels, known for his Fenway projects, has teamed with Boston’s Weiner Ventures on a tower with hotel, residences and shops that would stretch across part of Parcel 15 and land they own by the garage.

The state is reviewing bids for projects on three other nearby Pike air-rights sites. A community advisory group, which meets today, is close to recommending a developer to the state.

Samuels/Weiner own the terra-firma homeless garden behind the garage, making their bid much more likely in any case. Also, it's the better proposal. No big loss here with Carpenter out of the mix, IMO.

Also nice to see - at least in the way it's reported - that parcel bids are being treated seperarely, i.e both Trinity and Samuels/wiener could be awarded their non mutually exclusive proposals.

And Trinity, which is primarily on the other parcels not built on by Samuels/Weiner or Chiafaro

Samuels/Weiner it would seem would have to negotiate a deal with Pru Real Estate who is the financial partner of da Don hisself -- fascinating

Wonder if this also will have an effect on the Aquarium Garage

Good catch - I forgot that detail. So both Chiofaro and Samuels/Weiner had advantages over Carpenter.

A question will be: if they are designated, when would they build their proposal, which calls for 500,000 sq ft of commercial office space, and no parking.

The Samuels/Weiner proposal is head and shoulders above Chiofaro's. No contest. Although, the Mass. Ave. portion of parcel 12 in the Samuels/Weiner proposal could use some work, as well as another story or two, IMO.

Chiofaro’s plan nixed in favor of rival developer

A powerful Back Bay committee is tentatively endorsing plans by Weiner Ventures and Samuels & Associates to develop a massive complex of shops, residences and hotel rooms over the Massachusetts Turnpike.

The Citizens Advisory Committee, a group of a dozen experts and community leaders, yesterday preliminarily endorsed the proposal over Hub developer Don Chiofaro’s rival plan.

Committee co-chair Meg Mainzer-Cohen said the Weiner/Samuels plan best meets goals the city adopted in 2000 for the project.

“The Weiner/Samuels proposal knits the Back Bay and Fenway together using housing, which creates less traffic impact,” she said. “That was viewed as a positive.”

The Massachusetts Department of Transportation, which owns the Pike, has long considered leasing the “air rights” over the highway’s downtown Boston stretch to developers.

That would raise money for the government while allowing new construction that would minimize the Pike’s noise and “eyesore” appearance.

Samuels/Weiner, Chiofaro and Carpenter & Co. initially proposed projects for the Pike’s Parcels 12, 14 and 15, which bisect Back Bay and the Fenway near Boylston Street.

However, Carpenter & Co. dropped out this week.

The Weiner/Samuels group wants to build a two-story shopping center, an eight-story residence and a 32-story hotel/housing/shopping complex.

Chiofaro had proposed a 29-story office/retail complex and 250 parking spaces.

Isn't Chiofaro's proposal just for Parcel 15?

Why doesn't Samuels/Weiner just propose to develop 12-14 and Chiofaro develop Parcel 15?

Maybe I'm reading it wrong but thats what I thought.

Although I think the design is a little bland it is still way better than what's there now.

I don't like the low rise portion, but it's easy to understand why they've chosen to go that way. I hope this doesn't mean the non-overlapping portion of Trinity's proposal isn't dead.
