Why does the pull-off/drop-off work so much better at the Boston Harbor Hotel than the IC? They accomplish the same thing. WHy does BHH work better?

And why do they both need so much street frontage, along with the sports club? Stick all that crap on an upper level with a narrow stairway or small escalator and give as much of the street as possible to retail.

Definitely Avery Street all over again.

The drop off lane for the intercontinetal as originally proposed was even more disruptive to pedestrians walking along the sidewalk. The sidewalk would have jogged way away from the street. An organization I think "Walk Boston" complained and the design was modified. Still not great, but better than what was originally proposed.

The NPC doesn't even give a reason. It's really bizarre. It's even unclear how the elevators work - if there's an express zone or not.

So that's their justification for razing the 1905 facade.
It's inconvenient for the new best buddy of the mayor developer so the formerly 'historic' facade preserved at great cost has been declared worthless. Dainty Dot and Shreves have made it clear in this city that historic preservation is nothing more than an excuse to block something without openly admitting political direction.

Could one lobby be for condos and one for a rental component?

Possibly... or they could be separating the affordable housing component from the market-rate+ units too.

It would be so much easier to understand if the elevators weren't drawn so sloppily in the plans so you can see floors where they actually stop and floors where they are in an EZ.

If it's an express / local system, why are two lobbies necessary? Just combine them.

If it's affordable / rental vs. condo...well, really? They are going to segregate the lobbies?

Just makes no sense from a profitability POV either. How many rich people would turn their noses at sharing the elevator lobby with rental residents? That many that it's worth ditching potential retail rent revenue?

I'm pretty sure the Clarendon has a separate lobby for rental vs condo. They're even branded differently I think.

It's quite common for high end residential buildings with a mix of condo/rentals to have two different entrances for either section.

That is a newer version of the old proposal. It bears no relationship to the current proposal.

I like the tower and massing of the current model but the lower floors and street level of the older model I think. The cantilever never bothered me but I think it looks better without it.

I would need to see a more detailed rendering/finished product before making a final judgement.

I know they are saying this will start by the end of the year, but has a timeline for the project been released yet? i.e start date-expected end date?

From the PDF:
It is anticipated that the construction will commence in the spring of 2013. Once begun, construction is expected to last approximately 18 months for the Burnham Building and 36 months for the new Tower.
