I wouldn't be opposed to it since it's a different building, but I'm not sure if forum protocol dictates that since this is all Parcel 24 that it should fall within the same thread.

I'm happy either way if I can get a refresher on what the townhouse portion looks like in whole. I've skimmed back through this thread and I can only catch glimpses of it in renderings of 1 Greenway.

Yea might as well keep it here I agree.

Based off what we got with 1 greenway and looking at the renders I'd say this is going to look really really good. Cant wait, its good to see these empty parcels fill in and knit the city together. Towers are great too, but these infill parcels do wonders for tying in the ground level of the city. Especially in this area, these parcels are going to block out a lot of the ugly ramps and really make this part of china town come to life.

^Note that that last rendering is an earlier design. The massing is now more homogeneous, and does not feature the step-down from that rendering. The interaction with the ramps is still pretty accurate though.
 
Ahh, I'll be honest, I actually really like the height variation and massing in the second render that Stick posted. Though somehow in my layperson vision, I'm sure that I'm overlooking some sort of architectural design trope or flaw that makes this horrendous and uncomfortable to look at for the trained critics of this forum...

Interesting what's going on there behind 1 Greenway - at Harvard St between Tyler and Hudson Streets - in that older rendering. Is that a proposal that was in planning when Parcel 24 originally got drafted up or is that one of the architects filling in that empty lot for aesthetics?

That is BRA parcel R1, and there was/is no formal proposal. It is more or less what the community would like to see happen there (currently leased to Tufts as an open park lot); but the sketch is just the architect's fantasy.

Tufts has an option to build there, but there is nothing planned in their 20 year master plan, so it is hoped that it will become housing instead. I believe the lease is up in 2018.

Really good question. Particularly since this area (Hudson Street) has had serious groundwater depletion issues due to the highway tunnel next door. The area closer to Kneeland Street is a vacant lot because buildings there were condemned due to foundation failures due to exposed wooden pilings!
 
Also how will this work against the highway there? Are they tying directly into that? Is there a space in between? How will repairs of that wall be handled if there needs to be any?

^ I actually think that the terraced park is pretty cool. Lots of people were using that deck area with the grills this summer.

Cap the tunnel exit under Parcel 25 with a development and it will be even nicer.
