^ I always like to imagine that the state purposefully built the new Suffolk County Jail with conversion to hotel in mind.

It's also of note that the tower and mid-rise are being marketed separately, due to the affordable housing in the mid-rise. The tower is called "The Tower at One Greenway" and the affordable housing mid-rise is called "66 Hudson at One Greenway."

They are accessed at the building entrance at 66 Hudson Street, near the intersection at Harvard Street.

The affordable units are all below 60% AMI, with 31 units at or below 30% AMI. Maloney Properties, Inc. is conducting a Department of Neighborhood Development (DND) affordable rental lottery located at One Greenway. The application period for this lottery has ended. Occupancy selection by lottery on May 15, 2015. Occupancy beginning July 2015.

Maybe it's forced perspective in the rendering, but the added benches on Hudson St make that sidewalk look super cramped. The building itself is nice; it's too bad most of it is adjacent car-dominated streets. I hate crossing Kneeland Street in that area, even before construction started. I'm curious how successful businesses that set up shop here will fare...

This is getting a set of stairs stepping down from Surface Rd along the south side of the mid-rise and land onto Harvard St as well as another mid-rise south of that, right?

Correct, there is a small terraced park from the Surface Road/South Station Connector to approximately Harvard Street, with stairs connecting the two levels. And Phase 2 is mid-rise/pseudo row houses extending on down Husdon Street to Tai Tung Street.

Haven't seen any pics of progress on that lately - maybe I'll swing by for some bubble tea during lunch if my day doesn't get completely taken over by work... I'm wondering if it'll look anything like the terraced park going up the side of 20 Child Street in Cambridge up to the Charlestown Ave bridge.

No railings for wheel chairs....that first bend at the top looks like a doozy.
 
Whoa, that's cool. And I'm guessing railings are coming -- its just not complete. I hope.

Worst? Really? An unfinished terraced garden that actually looks like it will be quite nice, built next to a highway ramp, on what was literally a dirt pile for 60 years...

We have plenty of projects in Boston that have come out horrible. It's a bit heavy at times, but overall, this isn't one of them.

Of all the crappy developments weve had this is not one of them. This is 1000x better than what was there before and the color pallette is Boston. I dont know what the problem is we all should be happy another piece of the puzzle is filled in.
 
There is a lowrise but as far as I know it was always planned to be a seperate phase and to be seperated form the other building by that garden/terrace space.

Railings are required to comply with ADA. They will be installed eventually.

4.8.5 Handrails

If a ramp run has a rise greater than 6 inches or a horizontal
projection greater than 72 inches, then it shall have handrails
on both sides. Handrails are not required on curb ramps.

Handrails shall have the following features.
  1. Handrails shall be provided along both sides of ramp
    segments. The inside handrail on switchbacks or dogleg
    ramps shall always be continuous.
  2. If handrails are not continuous, they shall extend at least 12
    inches beyond the top and bottom of the ramp segment
    and shall be parallel with the floor or ground surface.
  3. The clear space between the handrail and the wall shall
    be 1 1/2 inches. Handrails may be located in a recess if
    the recess is a maximum of 3 inches deep and extends
    at least 18 inches above the top of the rail.
  4. Gripping surfaces shall be continuous, without interruption
    by newel posts, other construction elements, or
    obstructions.
  5. The diameter of width of the gripping surface of a
    handrail shall be 1 1/4 inches to 1 1/2 inches or the
    shape shall provide an equivalent gripping surface.
  6. The top of the handrail gripping surfaces shall be mounted
    between 34 inches and 38 inches above ramp surfaces.
  7. A handrail and any wall or other surface adjacent to it
    shall be free of any sharp or abrasive elements. Edges
    shall have a minimum radius of 1/8 inch.
