This concern really only applies to blockbusters when they've first come out. It's usually really easy to book a pair of seats for a movie at Assembly (for example) an hour or two before you plan on seeing it, or even walking in the usual 1/2 hour ahead of time. Going to see new blockbusters was always a to-do, regardless of the theater set up.

Relax. Ok, I was using suburbanite in an excessively pejorative manner. However, the lux-style theaters, by and large, are either more or far more expensive than standard movie theaters and cater to a more exclusive crowd with more money to spend.

Be that as it may, or not, before every person with an axe to grind jumps on here to argue about it let me leave it at saying what I already said which is that it's annoying to not be able to go the movies and leave the seats to a first come first serve basis.

Back to the development. It's too bulky. Break up the parcels.

As a JP resident, I think it's great that there will be a cinema closer than Brookline or Fenway.

The garage will be advantageous for people driving in to take the orange to North Station for concerts/game, etc. Get some food at the Buffalo Wild Wings shown in the render, and then a 20 min trip up to North Station.

I'm not pro- or anti-car -- I just figured the developers thought of this.

Bizarre street scenes. What's that Tremont Street supposed to be? Guy walking dog in the middle of large asphalt stretch? Random SUV in the middle of pedestrian area?

Also with Roxbury being a transit desert and all the parking lot will be very beneficial to residents of Rox and Dot.

I'm sure the residents of Roxbury will be honoured to play host to all the suburban cars and exhaust fumes attracted by the large expanse of tarmac.

What about the person with the big family who get's a real benefit from a BJ's, Costco, or a Sam's Club -- they might be willing to ditch all the rest for that BJ's

This is the same kind of I've got mine or I know better than the rest that led Tommy Menino to jawbone Chick Fil A and Walmart from opening in Boston

According to the ground floor plan, it appears that cars will actually be able to drive straight through the pedestrian mall itself. Notice all the cars turning around and then that drive lane that actually goes straight back to the parking garage. Like wtf.

South St and Whittier St should be the garage feeder streets off Tremont. Can you imagine the carnage with cars flying off high speed Tremont St into the pedestrian mall?

From the diagrams the highest residential is 350' plus a mech top which makes it appear around 365' - 370'. That should be as tall as The Pierce. There also appears to be a 320' +mech (~335'-340') residential, 280' residential, and 180' +mech (~195'-200') office.

To make that simpler, a 365', 335', 280', and 195', maybe slightly taller with rounding. What a huge complex for this part of Boston, including 2 new "area-tallests"!!!

Fear not! That is exactly what is intended.

A public plaza which will be bisected by a new Market Street will be located through the center of the site, separating the two mixed-use buildings and providing pedestrian access between Tremont Street and East Drive. Additionally, a vehicular drop-off area for the office, hotel and Museum would be located adjacent to the pedestrian plaza on the site proper. This drop-off would allow vehicles to turn from East Drive and travel westbound through Market Street to drop-off at the hotel entrance. The vehicular travel way will be clearly demarcated to minimize conflicts with pedestrians. Vehicular travel area would be strictly restricted to guests and visitors only. Vehicles would exit this drop-off area via an exit-only single curb cut on Tremont Street and be restricted to right-turns only.

Thx. Ok, so that's ever so marginally better. At least it's exit only to Tremont and there's a clear traffic flow pattern. I still can't imagine how they will restrict Market Drive to "guests and visitors" only (isn't that everyone btw?).

Looks like that Southwest Corridor TOD that's supposed to help ease Boston's housing woes is starting to become a thing.
