Portland, ME - New Construction Continued

"especially if there is no retail on the ground floor, which from those drawings there doesn't appear to be. "

There's supposed to be space for a restaurant down there which will add some life.

Any wind farms planned for the Portland area?

I think Rocky Hill in Westbrook (the hill behind the old junior high/now community centerwhich and also literally in my back yard) would be a perfect place for a couple turbines. That will never happen, though. I seems as though the majority of people in this state do not support wind turbines.

Well, a dump truck has joined the digger at the Bay House today. Really cranking now, lol.

On good news foodie related, I talked to a worker at Two Fat Cats today and she said that the urban winery next door is still a go. They've been working on that building forever. Bayhouse and new India street condo/apt tenants will love having that there.

Why don't they it could generate the states power and its quiet...and clean...

Most feel they ruin the beauty of the state's scenic mountains and ridges. Some fear the noise (which I feel is unfounded) and some fear the danger to the birds and other wildlife (which I also feel is unfounded). A lot of it is just NIMBY-ism.

Personally I love wind farms. I think they're beautiful and majestic. My wife went to college in far northern New York. When we were dating I would drive up there every few weeks to visit. There's a huge wind farm on both sides of Rt. 11 in the Chateaugay area. I used to love driving through that, sometimes even taking Rt. 190 instead of Rt. 11. to go right through the middle of the wind farm. I found it peaceful and tranquil.

To each their own, I guess. I'd much rather see a turbine on a ridgeline or mountain top than another smoke stack or cooling tower anywhere in the state.

2 diggers and a dumptruck today at Bay House! Not messing around. That's actually gonna be a pretty sick place to live. You have the urban winery/restaurant about twenty feet from the building, Miccucci's, Amato's,Coffee by Design, Two Fat Cats, up the street to Otto's, Figa, and Bakery on the Hill, across the street with Duckfat, Eventide, East Ender, Benkay, Hugo's, Ribolitta, Rosemont Produce, Crema.......

Damn, good thing there is a walking/running path a block away.

Oh and I saw the office for "Westin Portland Harborview" on Free Street. Right across from Dogfish restaurant. Hotel doesn't open until march 2014. I guess some people book weddings and stuff pretty far out. Expanded Top of the East is gonna be great.

Oh, didn't know they were keeping the idea of their own restaurant since it turned to an apartment plan. Bonus...

Project developers, Village at Oceangate, originally proposed a two-phase development of up to 176 high-end residential condominiums, named The Bay House, at the site of the former Village Café restaurant at Newbury and Hancock streets. Instead, one of the partners says they will build 108 market-rate apartments. First floor commercial uses, including a 150- to 200-seat restaurant, in the original plan will still be part of the proposal.

From early last night (pardon the image quality, looking into the setting sun):

Spoke with Alex J. from the city planning office this morning — he reported that the Bay House is having an official groundbreaking tomorrow, and that they've taken out a performance guarantee with the city. Meaning that, if the project shuts down at this point, the banks will be on the hook for site stabilization and sidewalk reconstruction.

Since that's something that the lenders definitely want to avoid, it's sort of seen as a point of no return, and a sign that the developers have a real construction loan in hand and are really committed to building the thing.

Some here and there, both of development sites and of projects in Bayside, West End, and Eastern Waterfront

No problem. Many of the vacant sites will more likely than not be dramatically transformed this year or in following years (one seems questionable). You can see in one that the construction for a major mixed use project 100 apartments/condos) underway. Lots of infill going on in Portland right now, some of which is revived after the recession, and some of which is brand new, fresh development interest, conceived during or just after the recession.

Big article in business section of paper today on all Portland projects. I doubt it's online

One we haven't talked about is the jb brown project on commercial/maple st which says hospitality/retail/residential. Could go to planning board next month.

That's baxter place on the far right, right? I lived there, I should know

Do any of you think that stretch will ever be developed all the way to mercy? Be like fifty years if so

grittys, I should have bought a paper because I can't find it online! The JB Brown project on Commercial and Maple is very attractive and will be the perfect anchor to the west end of Commercial Street. This development is one I am cheering for along with the Westin's potential plans for a ballroom and meeting space in Congress Square. Word is that they are close to submitting their revised plan which would give the homeless a little more public space to drink and urinate in. Would also love to see the lot at Commercial and Center developed in the near future. That entire parcel (3 & 4 Portland Square) and the vacant land from City Hall to Franklin Street are two of Portland's biggest wastelands.

The article also gives some life to Jordan's phase II dependent on signing a few more tenants. Looked like that was gonna be DOA for now

I go by the Westin spot almost every day and it's laughable what horseshit occupy Maine is trying to sell. It's the same drunken wasteland as ever.
