South End Infill and Small Developments

I think we should let the developers decide how much parking they want to build. They would know best if there is a demand for it!

I love the contradictions we get though:
- I am against project X because it doesn't provide enough parking.
- I am against project X because it will make traffic worse.

News flash: If you build more parking, you will definitely get more traffic.

And two units are pre-sold already? That's great - but - how could they do that before it's even completely permitted?
 
Quick piece on Boston.com about the proposed building at Tremont and Dwight. It's got a rendering but I have no idea how to add that to my post.

I really like that rendering. Gives that corner a more urban look than the building that is there now.

What I find absolutely fall-down-LMFAO is the neighbor complaint from this earlier article:

Many also said the building lacks a true South End feel.

“I think the building is attractive,” said Gail Suyemoto. “But it seems more like a Back Bay building and not a South End building. I think it would be a little more attractive in brick.”

Yeah, you never see brick in the Back Bay. In fact, that's what is needed more throughout Boston - - more brick.
 
When I first saw the rendering I thought of the Girl Scout of Eastern Mass. building at 95 Berkley, which is only three blocks north. I think it will make a great addition to the neighborhood.

The Girl Scouts are only one of about ten occupants in that building. And I agree, it does look a lot like that one.
 
Who wants to bet that this will look about 200% more cartoonish than the rendering?
 
A month ago I would have agreed but that new building on Comm Ave and that amazing building in NYC shows some promise that maybe they are figuring out how to do these types of building properly.
 
Yeah, but unfortunately some people doing it right doesn't make the probability high that it will come out that way most of the time...
 
The rendering is getting my hopes up (oh no, anything but that!). Plus, you could do a lot worse than Guy Grassi. But in an article on the previous page:
He said the new building ... would be art-deco style, preferably Indiana limestone (although he said it’s expensive) with some brick.

So while the rendering shows all limestone, Grassi already seems to be hinting that that won't come to pass. Perhaps we're in for another Mandarin Oriental?

True, but honestly, before I saw those buildings I thought it was impossible (or impossibly expensive) now at least I have hope.
 
that's beautiful....degrading the material used probably wont be so bad as long as the color remains the same and the black provides such a nice contrast.
 
If treated right they could use the limestone as a more decorative element which would work really nicely with the brick.

If done right, that is.
 
Somehow they always forget to show the expansion joints in the renderings.

Shep -- I'm sure the contract that the buyers sgned says something about giving back the security deposit if nothing happens within 12 months -- I doubt that any serious money changed hands

On the other hand in the current financal climate -- I don't think you can get construction financing without some handfull of signed contracts

From the amount of parking -- 5 spaces in the basement -- I'm assumng there are 5 units in the building -- and 2 are sold -- that's a good start
 
One of the units is "sold" to the owners of the building - who are owners / part-owners of The Eagle, too, so that helps.
 
Yeah, I saw that, although my hopes are that a tenant approaches them before then and makes a better offer.

If not, this means I'll have a Hingham Savings, Bank of America, Sovereign, Filene's Credit Union and new bank within spitting distance of my condo. Believe me, I've done it.
