The Beverly (née Merano) (Parcels 1B & 1C) | Bulfinch Triangle | West End

Re: The Merano (Parcels 1B & 1C) | Bulfinch Triangle | West End

We're the US capital of boxes, but we're getting a balance of good design all over the city.

This is often stated here — I have no idea whether Boston has more than its fair share of boxes or not... or even more than most cities if you factor in prominent locations... or even how one would measure this.

Also... Please be careful while taking photos and driving, people.

Glad you agree

Re: The Merano (Parcels 1B & 1C) | Bulfinch Triangle | West End

Is the Bulfinch Triangle really part of the West End? I've always thought of it as its own little area, and if anything more connected to the North End.

Re: The Merano (Parcels 1B & 1C) | Bulfinch Triangle | West End

^ yeah agreed. I think it's a realtor things - the same folk who'd call the edge of Dtx 'beacon hill' and places west of mass ave 'the south end'

As for the actual West End, I didn't know that the area even existed until about 15 years ago when I accidentally walked into the area after a Celtics game. I had no idea where I was, and I wondered if I would find my way back to civilization or end up dying there.

I don't know for sure but I suspect that saying "Bullfinch Triangle" is something that's come back a lot with the advent of obessionality over proper and specific (especially quaint or historical) names for sub-neighborhoods and districts. I really can't see anyone saying this name 100 or 150 years ago, or even 70 years ago, without getting laughed out of town for being affectatious.

If you imagine the area pre-1950s, the West End (real neighborhood) continued seamlessly down to North Station, gradually giving way to more industrial type buildings in what we call the Bullfinch Triangle. I would guess that it was included as part of the West End in most people's parlance of that time. You could always go to the West End Museum (it's free) and ask.

This is the generally agreed upon boundaries.

Theres also the 1846 map that shows things a little differently.

In modern times basically anything between cambridge street and beverly st is the west end bordered by new chardon st. I see Bulfinch triangle to the west end as DTX is to downtown. In that case this is basically on the border of the west end and lovejoy wharf is in the north end.

Its really not awful... but a signature spot calls more for mirage than meranus.

It's moderately priced housing is it not? I'd say that's more important than anything else given barely any developers are building affordable units

Yeah, that was my thought. Hold the criticism for the structures being built for "luxury" units commanding a premium price where those of us on the outside looking in really do feel cheated by what we are stuck looking at.

For all the love of the "affordable" and "workforce" buzzwords, projects like this really don't alleviate any of the stress on the local real estate market. Welcomed, but insignificant in the scheme of things.

Of the 239 units in this project:

48 units – will be rented to households earning no more than 50 percent of the area median income (AMI) ($34,350 single-person, $39,250 two-person);
23 units at 110 percent of AMI ($75,550, $86,350);
35 units at 120 percent of AMI ($82,450, $94,200);
72 units at 140 percent of AMI, ($96,150, $109,900);
36 units at 150 percent of AMI ($103,050, $117,750) ; and,
25 units at 165 percent of AMI (city's website doesn't go this high; more than $109,000, $125,600).

The apartments will consist of 58 studio units, 113 one-bedroom units, 44 two-bedroom units, and 24 three-bedroom units.

Get used to hearing, "24 three-bedroom units are available for rent at The Merano ..." There's no one to rent them. They'll go to two-person households who will use the extra bedroom for storage and wedding gifts.

Per math, 165 percent of AMI would be $113,355, $129,525.

Get used to hearing, "24 three-bedroom units are available for rent at The Merano ..." There's no one to rent them. They'll go to two-person households who will use the extra bedroom for storage and wedding gifts.

Or they'll go to households with kids...
