Ah, but you were aware that the Dread Scourge of the NIMBYs has been spewing his still remarkably snide, snarky, substance- and content-free screeds within the pages of Banker & Tradesman for some time?

(Although B&T being a far less prominent perch to blather allegedly CRE-related reportage than the Globe, I can see how "miss" could be used in a metaphorical sense, in that he's figuratively wandered off into the obscure margins of B&T.)

As far as I'm concerned, in this town, when it comes to CRE coverage, there's the Real Reporter and there's everyone else....

It's probably got 21E issues on account of several decades of Burger King being there.

Seems like it's going at a good pace compared to, say, ACKS in Cambridge. Heck, CSC hasn't even started digging the hole yet and it "broke ground" over a year ago. Excavation always seems like it takes forever. The hole here is pretty enormous.

Every time I walk by I just think, ehhhhh, who the heck cares yet. It isn't even finished digging. Once this is rising concurrently with The Pierce, there should be a lot more activity here.

Going to be interesting to see how they fill ground level retail here. Viridian can't fill it. 1330 Boylston does well... Van Ness can't fill it... At some point these are going to either be empty or they should let someone else move in (ie local businesses) at least for a short-term lease?

Yeah I'm surprised they've gotten barely any traction with the new retail. Maybe once the office section of Van Ness fills up we'll see more lunch type places?

I'd assume actually having the housing units occupied versus being "leased" should help fill the retail as well.
I'm sure many prospective tenants are still in the wait and see stage. When they see overflow, lines, read hype, they'll commit to more of a sure thing. Start ups, mom and pop, and one off locations don't have the pockets to take the risk this early in neighborhood building.

one thing trilogy really did right is create a variety of spaces including a few small spaces for emack & bolios, starbucks, the yogurt place etc... a lot of these big new buildings -- esp ones with city support -- seem to make their commercial spaces way too big and they just dont fly.

Did Trilogy have those smaller stalls from the start or did they have to get sub-divided into smaller stalls? Are there any circumstances where a property management co would ever sub-divide those larger stalls?

I know they did this at 1330 with Basho's space - Basho downsized and The Handle Bar moved in, but rather than consolidate the adjacent vacant spaces, they only took up the space vacated by Basho. A coffee shop is now in the space between Handle Bar and Regina Pizza that's been vacant since I moved to Boston 6 years ago.

Interesting. As far as I can remember the smaller stalls in trilogy have been there from the very beginning but if not,, they've been there for a very long time and almost the beginning. I'm assuming it's very hard to subdivide commercial space for whatever red tape reasons likely exist but am not sure. One glaring example of a foolishly large space is the huge space in the Jackson sq building on Columbus... It's going to be empty forever.
