Great rendering! Does anyone know if those roof gardens are going to open to the public? No chance of me getting up there if they're not.
 
what are all the "pole" like structures surrounding the outside of the patio pool in the last pic? Just decorative?

They are stanchions that hold up glass panels, allowing pool goers to party without fear off falling 400' to their death ;). If you look closely you can see the glass panels in the render.

I think it is Phase 1 so Super Market, Movie Theater, probably some other restaurants and such. There's also I think a couple hundred thousand sf of 'creative' office space which I've heard nothing about. There was an uptick since last quarter but I saw nothing announced.

I think the 500k plus office tower is not part of that figure and won't be started for quite some time unless you have a large anchor.

From the TD Garden website's original announcement:

The Hub on Causeway will be constructed in three phases. Phase I will consist of:
  • 210,000 square feet of multi-level retail/restaurant space, including the city of Boston’s largest supermarket, a 60,000 square foot Star Market, and the Northeast’s first ArcLight Cinema, ArcLight Boston, a 60,000 square foot theater with 15 screens.
  • 10,000 square feet of outdoor space for a new entrance to TD Garden and North Station.
  • 540 spaces of below grade parking which will be connected to the existing North Station garage.
  • 64,000 square feet of expansion space for TD Garden on floors 3-9.
  • And 175,000 square feet of creative office space.

(60k Star Market + 60k ArcLight + 64k Garden expansion space) / (210k retail/restaurant + 64k Garden expansion space + 175k sf creative office) = 41%

So, basically, nothing new has been leased since the original announcement.

If you don't included the Garden Expansion space then Star Market and ArcLight make up 31% of retail/restaurant + office. Then you'd only need 40k new sf to make 42%. That's not very much...
 
I hadn't fully realized that the Phase III office component of The Hub on Causeway is roughly half the square feet of the One Congress office tower at Bulfinch Crossing.

Plus, the office component here will have all of its foundation and utility work completed as part of Phase I, while One Congress will have a ton of foundation work (as we're seeing now on the residential side of that project) still to go.

I have to think the much smaller scope of the project here will help this get completed long (years?) before One Congress.

Surprised they didn't put the hotel in a phase 1 rather than linked to the phase 2 residential. Seems like there would be a very good level of demand for the hotel at this location.

Well, I mean, great views of the skyline, close proximity to downtown, and all in a really expensive neighborhood.

Rumor is that they'll go straight into Phase II once Phase I is complete next year, so timing wise it makes little difference.

No, they shouldn't. With literally millions of square feet of new office inventory approved and ready to break ground soon (if they haven't already), it would be foolish for more than one office project to build on spec. Unless these 600-footers all-of-a-sudden get laboratory capabilities, too much spec office space could harm the market.
