The New Retail Thread

Looks like 5 Horses Tavern on Columbus Ave has opened. Also has anyone tried the new cafe in the Hancock... can't remember the name right now even though I pass it daily... Blue something.

The Back Bay is quickly filling up forcing retailers to look at Downtown Crossing and the Seaport District.


The Business Improvement District that the city created hasn’t been as widely publicized as it should have been. It’s made a huge difference in the neighborhood. It feels cleaner and safer when I’m touring the area with clients. They are not looking down and wondering why they are tripping over a mess. Restaurants are performing well in Downtown Crossing.


Best Buy is still paying rent, it’s a patient landlord and an active lease. There’s no desperation on either side. There’s been interest but no leases have been signed. The Barnes & Noble space may be the most strategically positioned piece of real estate in the city today considering it’s across the street from the future Millennium Tower. If I am a landlord, I am not in any rush to lease. Today, it seems like the perfect strategy to maximize the value of that real estate.
 
With the Landmark Center getting mixed up in the coming years, I wonder if Best Buy will temporary reopen the Newbury St store if they get tossed out, since they still have an active lease. That space would also be fabulous for BB&Beyond.

I was thinking that with the Fenway becoming "all that," (and the Wegman's not selling wine) it might behoove Trader Joe's to think about opening a larger store in the old Best Buy space. Really the Boylston store is just getting crazier: you essentially go down the escalator to join the back of the line for the cashiers and start shopping as you go...

Yeah, "Nobody goes there anymore, it's too crowded." I only go there now if it's way off hours, otherwise, if I need something, I go to Shaw's or Whole Foods. They should have taken over the space above when the video store went under (and I thought they would) for a two level market. Instead we have a large copy shop and a tiny supermarket.
 
Activity at the old purple shamrock....haven't heard anything about potential tenants.
 
Worse, it's the second Panera directly adjacent to City Hall (the other is actually a Panera Cares pay-what-you-want model).

Awful, awful awful. If they're going to put in a chain food outlet, at least put in an Au Bon Pain.

Eh. Panera is just spinoff of Au Bon Pain anyway. I know there are strong opinions here about which crappy soup/sandwich chain is better/worse, but I honestly don't find one terribly better than the other.
 
^ Ditto. And honestly I prefer Panera over Au Bon Pain, just not by much.

If the landlord priced out Shamrock it's likely they were looking for a big-time corporate tenant. A rent that Shamrock couldn't pay probably couldn't be afforded by another local restauranteur. Most of the restaurant groups in Boston have a large presence in Faneuil Hall already, probably not keen on another high rent location. Corporate fast food is better than a corporate bank.
 
I hope Panera can't compete with Saus. At least I hope Panera doesn't hurt Saus's business.
 
Posted today: A sign for Clover coming soon to the graffiti pavement on Newbury by Hynes. I remember reading about this a year or so ago but thought that the deal had been dropped. Apparently not. Anyone know where or how they will fit it into the site?
 
I'm thinking it would be great in the new office building slated in the plaza in front of the pru. Tourist, conventioneers and residents with good T access and a new big space. I don't think it would overpower trader joes or shaws, which both fill different market segments, and it would fit right in to the mix in the pru and boylston.
