The New Retail Thread

New Taco Bell Cantina is proposed for the first floor of the new 6 story building in Maverick Square. It definitely is getting mixed feedback...

In my opinion as well as others' deductions, the thing that leaves these high-rent restaurant spaces open is the lack of tenants who will pay that rent and have a liquor license (some needing to pay for a new one or somehow get one granted) because the liquor tends to pay the bills iirc. So a chain coming rather than an empty space?
Yeesh, the last thing that area needs is a Taco Bell Cantina. There are so many better restaurants with more authentic food (and full bars) nearby.

I think you're right about the challenge filling those new spaces. There aren't many local businesses that can afford the rent and liquor license. I'm sort of surprised that it's not going to be a bank or a cell phone store (they seem to be the only other things that can fill a retail space like this). An occupied/utilized retail space is better than a vacant one, but nobody can be faulted for being frustrated that they're not getting something better.
 
At least it's better than NYC... most Mass dispensaries I've seen are clean and respectful of their surroundings. In NYC much less so
Unfortunately I feel like the ever-present advertising typically isn't though. (Although personally I think it should just be banned, along with advertising for alcohol, prescription drugs, and anything related to gambling, lottery, sports betting, casinos, or otherwise.)

I'd rather take some snarky Billboards on the state border and public transit over foil weed packages littered on the street, street signs in the sidewalk advertising illegal deals, etc. It definitely is jarring after it being illegal for so long, but Mass has done it more tastefully than other states and I'm just grateful for that.
 
it's kind of sad seeing all these Taco Bell Cantinas come into the region. I felt like for a long time you wouldn't see any YUM! Brand stores, and now every 3rd liquor license is for a Taco Bell Cantina. I wish we could see these licenses go to new bars or new restaurants, instead of a place where I can use a tablet to put 5 shots of patron in my frozen baja blast.
Sad is a good word for it. I don't understand what would have to have gone wrong in my life to find myself drinking at a fast food restaurant, especially when there are tons of alternatives a short walk away.
 
The original Porter Square Books (in the Porter shopping center) is moving out of its current location and into a new Mass-ave fronting space in the Lesley "University Hall" building (spaces that formerly hosted Bourbon Coffee and Webster Bank). The new space will be 40% larger than their current space.

The food court area is getting a little bit of a shake as well. Two of the central eateries are moving to the street front retail area. The central court is a mix of noodle houses and sushi bars that has been a unique Japanese alley type of environment for many years. I hope the central court doesn't loose it's vibe.

From there, it looks like the seven restaurant "alley" remains. As you reference, Ittoku is moving out of the restaurant space in the back to the prime spot on the front corner facing Porter. The old Barnes & Noble spot and the old Ittoku spot seem like they're being removed from the retail lineup. Meanwhile they seem to be focusing on reactivating the Mass Ave-fronting street level.
