Union Square Somerville Infill and Small Developments

Very interesting construction technique going on here. Is that a 20’ ceiling height, or are they building the facade framing for 2 levels at once - in the first picture?

Have to imagine it's a multi-story ceiling height. Balloon framing is no longer preferred/used unless absolutely necessary pretty much.

But the other photos: holy top plates! That's a ton of wood being slapped together - gonna have some pretty sizeable thermal bridges going on.
 
Brickwork is imminent - looks like they started in the back. I wonder if they’ll cut out windows on the side.

Not likely, it seems to be right on or right off of the property line and If I remember correctly, if you are under 3' to the line, wall openings are not permitted.
 
I believe this will be a public pass-through to the park on Lake St. Not sure if the house on the left will be giving up its side for the path.

Much appreciated for those two pix/reminders. I guess I do (sort of?) remember that now. Weird aesthetic choice for sure.

Doesn't ZIP System sheathing have an insulation layer? The sheathing covers the plate and eliminates any thermal bridging, no?

I'd call it an architectural screen, but I may be indoctrinated. My question is why you'd have to filter the light coming in on the north side of the building. This was (or maybe still is) the offices of architect Brian Healy. I'm not sure if he's still in business, but he's done some interesting work, including an addition at the Korean Church of Boston in Brookline.
