Theory time, the nice step up in heights pointing directly at that vacant dot ave site is setting the developer up to build something even taller there.

Despite how it looks in this site render, the triangular surface parking lot isn't part of this project. Wonder who owns it - whoever does is about to make a windfall, if this all goes through.

Hopefully whoever eventually develops the site will build a proper bull-nose flatiron building. I know the economics aren't as nice as they would be with a boring square box/rectangle, but it would be nice to see.

The neighborhood is all riled up over this one. Some are calling for as many 2 parking spaces per unit.

Somebody needs to send Southie to school about TOD.

Pretty much everyone in the metro area needs to go to school about TOD. The people in Chelsea are always screaming about what if someone in the building has a birthday party and the grandparents, aunts, uncles, cousins, nieces, etc all need to park at the building. Apparently we're supposed to base our parking space ratios off how many hypothetical aunts & uncles will be driving in separate cars to a location in an urban area instead of using transit and/or carpooling. It's so absurd.

That's pretty much a reflection of the culture. Most Americans... hell most MA residents do not know how to live without a car.

I think there are a lot of young people in the city (or looking to move into the city) who would be more than willing to live in a developement like this car-less. It's the residents who assume because they can't live without a car, nobody else can either.

The problem is that people can imagine their way into such tizzies, but can't imagine their way out.

First, how many kids even live in such places?

Second, how big a party do people with Studios, 1BR, and 2BRs ever have at home? of any size or type. Mostly rarely. Usually maxing at 3 couples, two of whom can/do carpool to the hosts. Or, as you say, the car-dependent friends carpool ("we'll pick up Grandma...").

The "big" parties for the kid ends up at a Bertucci's or the Chuck E Cheese in Everett, or at Lego Discovery Center. Parties in general end up at any of thousands of party venues around town that have solved not only the transport problem but also the "how'm I going to fit this crowd in my studio apartment?" problem

Third, if you're going to have a car-dependent crowd at a car-dependent party what happens in real life is somebody (an aunt or grandparent) hosts the party in their car-dependent suburban house. (or as noted, the laser tag / gymnastic / rock climbing / pottery painting / endless venues in Everett/Woburn/Wherevers)

Cities are really good at moving and hosting people even when apartments aren't quite.

Exactly, to all three posts above

Biggeman -- the relevant point is that the populace wants choices in housing accommodations, and the developers and the city should reflect this true "Diversity"

To be a totally successful "Sustainable City" you need to allow for:
  • the young singles who might be totally bike and transit with an occasional Zip
  • the young families with young children who feel that they need to have a car for emergencies
  • the older families with several kids who need to be chauffeured and therefore need a car or two [may even have a teenage driver]
  • the empty nesters who may or may not need a car depending on where they work
  • others whose work requires regular travel to locations where they truly need a car
  • the old folks and disabled who depend on cabs and transit or the Ride and can be car free

All the above should be accommodated in all income levels so the developers need to be flexible as to how much parking is necessary at a given development

Bottom Line Cars are not going away nor is the need for parking
