MassDOT Pike Parcels 12 - 15 | Boylston St. and Mass. Ave | Back Bay

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

But, might the Mass Ave parcel here involve a new entrance as well?

You mean the entrance that leads to a tunnel that already exists but is blocked off?

Knowing the MBTA, theyll pay to have it filled with scorpions, just to fuck commuters over.

That made my morning. Thanks.

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

Why is there an unused parcel between Mass Ave & Boyleston? Will it become a park or plaza?

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

Sorry if this has been mentioned, but where does this leave Parcel 13? Although it had no height, Trinity's proposal seemed pretty good. Given the size, I'm not sure how feasible it would be for anyone to deck it without the other parcels.

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

Wasn't the parcel 13 filing different from the 12 & 15 filing? It seems like DOT just hasn't awarded it yet.

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

This fills in some of the blanks:

With the state-owned sites all but secured, the Samuels/Weiner team will pursue an adjacent air-rights parcel owned by insurance giant Prudential Financial to extend the development farther down the block. Prudential had teamed with losing bidder Chiafaro Co. on a 29-story office tower on its parcel and the state-owned Parcel 15.

Meanwhile, according to sources familiar with the situation, Samuels/Weiner are working on a deal to buy a Dalton Street parking garage, across from the Hynes Convention Center, where the development could expand even more.

Dalton Street garage == current home of Kings bowling alley, formerly Sack/USA/Loews Cheri movie theatre

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

How well used is that garage? The new Exeter tower was built with no new parking due to an excess of space in the complex proper, but could they stand to lose the hundreds/thousands available in that big hulk?

Also, we'd end up losing Bukowski Tavern, which was my home away from home for a few years. Best cheap burger around!

The Pru and Copley Place garages are still woefully underutilized. I honestly don't think that garage will be missed much. There's also the garage at the Hilton.

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

^ AFAIK the Dalton garage is utilized a lot when there's big Hynes events. I couldn't find a parking space in that Dalton St garage, and had to argue with the gate-keeper to let me out. Anyway, the Prudential lot doesn't have reduced rates on weekends, or didn't a year ago. Got slapped with a $34.00 parking charge one Sunday after parking there. Dalton does the standard $15 flat weekend rate.

There'd still be the one in Inman Square, but I have a soft spot for this one, almost hanging off the Pike and attached almost barnacle-like to this brutalist garage. If only there were a way to save it or recreate the setting somewhere else while the garage was junked.

+1. Honestly, I think that is my favorite place in town. For some reason, I feel so comfortable in there, and I love it hangs over. I don't think that setting could be recreated though.

Nope, nothing purposeful ever turns out as cool as that kind of happenstance. I don't frequent bars, but that is one of my favorites, for just about every reason I can think of regarding what appeals to me in a bar.

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

I think that's the only good bar in the Back Bay now.

Nothing is really happenstance, especially when it comes to relatively recent architectural modifications and business permits in the heart of the city. Though I definitely agree that it would only ever come about as part of a piecemeal addition of some sort.

The Seaport, hanging over or near the water, would be a cool place for it.

Re: MassDOT Pike Parcels 12 - 15 | Boylston St. + Mass. Ave

Glad to see so many of you guys agree with me! What a bizarre yet totally charming ambience: walk towards big ugly concrete thing; step into a seemingly legit old-time pub; look out windows over massive concrete chasm, beer in hand, and ponder the implausibility of it all.

The Inman location is nice but it can't compete with that formula.

Too bad the Seaport is out of the way for most people.

I hate when people just comment on a photo without adding anything of merit but let me just say, thank you. I've never seen it from that view before. Nice!
