These pix show how much is still open for development -- it looks like Kendal when only Tech Sq. and Draper, Volpe and the first of Cambridge Center were finished in the late 1980's

It is still supposed to be 3 buildings. According to the article, 130 and 140 Northern Ave. were sold. These are the two undeveloped lots, and do not include the building currently under construction.
Thanks. Shows why I shouldn't try to open articles in an elevator (didn't load and then never checked back). The quote cited in that post does it make it sound like NE Dev got rid of the built Pier 4 tower too with the way it was worded - "cashing out."
^ It sounds like those two parcels got sold and will now be developed faster.
Woohoo we'll have a squat office tower right near prime waterfront faster!

I really think the black accents help pull this one together. It sure has some awkward angles but the ones from which it works I think it really works.

I think this came out beautifully (as did your photos, as usual). This and Zinc (22 Water St.) make a great case for how precast paneling can be used creatively to make a compelling facade.

The facade panels on 22 Water are Alucobond.
...or should I say the facade panels on Zinc are Aluminum? ;-)

Your point stands though if you broaden it to unitized facade systems. They are both good examples of paneled facade systems.

$70 million for two lots. Sicilian, must be steaming again (can't say as I blame him).
They either have high hopes that they can lease whatever gets built for big money, or else $70 million gets VE'd out of the overall design.....

Data -- the long list of TS development as reprocessed through excel makes a specific point about the breath of the kinds of development, the scale and the variety of high profile locations

I think that TS could be the best thing to happen @ Pier 4 since the original passed Hors d'œuvr that fed many a poor student in Anthony's heydey

The facts that they need to turn a profit on new construction doesn't change. No matter how long their list of properties. $70 mil is no small amount. That's a 250k sf spec office building. That cost needs to be recouped to consider it a good deal. Maybe they will look to manage the property for a while and don't need immediate returns, but most want 3-5 year returns.

It kinda bothers me that 100 Pier 4 was built along the property line on Northern Ave, which isn't going to be in that alignment much longer.

SM -- it just makes for an interesting stop along some future "Boston By Foot" walking tour -- a bit like the phantom curves of the Tontine Crescent embedded in the facade of buildings along Franklin St., or the "square wave" of the street wall along Pearl St from the Langham Hotel to the No. 10 P.O. Sq.

That corner was lopped off the building because of the NStar line underneath, the cost to move the line was prohibitive.

Urban infrastructure is a bitch -- as someone once said about the "Big Dig" circa 1990 -- it would have been easier to have raised the City rather than to move everything that was involved in the dig -- it turned out to be fairly close to the truth

Quick note: They've lit up the top. Coming in from Logan the other night (and having to exit in the Seaport to get to the South End), it was front and center. There's a white LED strip of light accenting the top and bottom edges of the black piece screening the roof mechanicals.
