Parcel P-12 | 286-290 Tremont St | Chinatown

Re: Parcel P-12 | Chinatown

Is Stantec the same architect that designed 319 A Street?

Also loving the set backs and how thin this building is.

ADD Inc did 319 A, but Stantec gobbled up ADD Inc a few years ago.

Tufts Medical Center routinely runs out of patient/visitor parking. Employees are not even allowed to use that garage. That was the major ask by Tufts as an abutter.
Thanks for the info.

Re: Parcel P-12 | Chinatown

...Let's hope they don't "Winthrop Square" us if it gets accepted.
Too late. It's already at third round Winthrop VE equivalence with 12 different facade materials and 8 different window styles. And it's only round 1.

Ugh, I don't think we'll get anything close to what these proposals are showing by the time this makes it through all approvals. It's nice to see the potential of this (and many other sites) in and around the city.

I'd look at the examples of prior projects that they provide. One Greenway doesn't strike me as VE'd. These architects did the Tree House, 315 on A, and Assembly Row Block 6, all of which are attractive and two of which are seen as best practices around here.

Re: Parcel P-12 | Chinatown

I'm confused... is this an RFP still (many entrants) or narrowed down to a single proposal?

Re: Parcel P-12 | Chinatown

it seems interest wasn't as bad as the DOT parcels off Kneeland Street,

but you might imagine word got around of who the players would be.....

More likely the BPDA got in touch with potential proponents and asked them to work together one one proposal...

Re: Parcel P-12 | Chinatown

Any idea what the "future residential building" is

Re: Parcel P-12 | Chinatown

Any idea what the "future residential building" is

I believe it is the developer putting the BPDA on notice that they would like to retain the option to build another residential tower on that part of the parcel. Nothing formal, but basically looking for BPDA general blessing to the idea, in relation to the rest of the proposal.

Re: Parcel P-12 | Chinatown

The Boston Planning & Development Agency awarded the big developer, along with Asian Community Development Corporation, Corcoran Jennison Cos., and Tufts University, the rights to build on a city-owned lot on Tremont Street. They plan to put a roughly 30-story tower on the site, with 45 apartments for low-income renters and about 107 condos with prices geared to lower- and middle-income homeowners

Re: Parcel P-12 | Chinatown

Great. Time to take that church by eminent domain and get those tunnels working again.

Re: Parcel P-12 | Chinatown

Interesting, I would've hoped to see some involvement with the Chinatown CLT...

Re: Parcel P-12 | Chinatown

You're kidding right? The majority of the Millennium's overbidding of the RFP, and the City's $165M sale of the Winthrop Garage is realized at this site as affordable housing for Chinatown.

Now "Steve" is up on the Globe bemoaning one of the City's most successful linkage stories to date.

CLF Shillperson Steve said:
As for Winthrop Square, the bid of $153 million was for a single, slim tower, presented in renderings to the public for over a year, right through 2017. But by May 2018, the project had bloated to two towers at 1.6 million square feet, even increasing in density in January 2018 when tower height was reduced for (known) FAA height limits. Was that the same project (land and development rights) that six bidders had bid on? No.

Too many parties involved already. CCLT would have further complicated the negotiations.

Re: 286-290 Tremont st | Chinatown

The Doubletree Hotel, previously Don Bosco High School, previously a Boston public school was built at an angle off the street grid. Any idea why?
