Developer Pitches Another Millennium-Sized Tower In Boston

A New York developer is drawing up designs for a luxury condo and apartment skyscraper that would rival the 60-story Millennium Tower in Boston’s Downtown Crossing.

“It’ll be extremely sleek and contemporary with lots of glass,” said Sue Hawkes, CEO of the Boston-based brokerage Collaborative Cos. “And very tall – everything that you would expect in this market.”

The development team is led by Midwood Investment and Development of New York. The site is located on the north side of Bromfield Street and west side of Washington Street, diagonally opposite the Millennium site.

The exact height and number of units has not been determined, but the developers will seek to build a project on the scale of the 685-foot-tall Millennium Tower with similar high-end amenities, Hawkes said. There is one major difference: the Midwood tower would contain a mix of apartments on the lower levels and condos on the upper floors, along with retail space.

Preliminary designs were presented to Boston Redevelopment Authority (BRA) staff earlier this year and are being updated. Midwood is gearing up to go public with its plan, including presentations to neighborhood groups, prior to a formal filing with the BRA. The goal would be to complete construction by 2019 or 2020, Hawkes said.

“These people are serious. They brought out the big guns,” said a top city official who has been briefed on preliminary designs.

If the ground levels have good street activation then this would be great.

Practically speaking, this is their chance to get this done before they have to worry about push back from Millenium Tower residents.

I wouldn't be surprised if it's taller than Millenium either..., they'll want to market that top pent-house as having unobstructed views the way Millenium was with their pent-house.

FAA/Massport map allows this spot up to somewhere between 775' and 800'. I look forward to the project proposal. Boston's had so many projects in the works for the last many years (Government Center Garage, North Station, 111 Federal St, Harbor Garage) that I would have expected to see new information about-- this was not one of them.

Also how does 1 milk fit into this?

Midwood kept a low profile until September, when it added to its Downtown Crossing holdings with the $18.2 million purchase of 1 Milk St. The six-story, 36,531-square-foot office and retail building is directly across Washington Street from the rest of the portfolio.

There is no way they get approval to build anything spanning Washington st.

1 Milk is not even "directly across." It's diagonally across, so I think it's just a tidbit of real estate info about the developer they wanted to slip into the story.

Hopefully they want to incorporate a couple of those small buildings on the site the way millennium did.

Nah. The only reason that Millennium saved the old Filene's building was because it was a Burnham. Notice how they treated the 1905 facade.

So say goodbye to another pre-war block and hello to another sterile glass wall facade complete with a giant cutout in the street wall for either a garage entrance or valet parking (or both).

But it's really going to be really tall so... cool.

^+1, I love tall buildings but wish they'd buy some other property in the area and redevelop that. We shouldn't have to destroy part of the fabric of the city to build soulless towers for rich people, there are still plenty of shit buildings and empty lots to use.

I believe the original plan called for parking to come off of Province Ct. which is an alley really. So we should at least have a nice continuous wall on that corner.

Most of Bromfield St was not all that much -- especially to look at -- It's claim to fame was you could always find that certain fountain pen or a camera or a lens [often used at a bargain price] -- now you just go over to the Apple Store or a Best Buy or just download a new Ap

So I'd say from what we know now -- Its a definite qualified Ok

From the technical standpoint it could be another interesting construction project

And it should be easy to go Tall :cool: since the foundation will be going into the old undisturbed marine / glacial -- no fill on Bromfield St as you are on the flank of Beacon Hill
