Allston-Brighton Infill and Small Developments

61 N Beacon in the initial stages of proposed renovation.

The renovation seems to be led by Ciccolo Group, which I assume is connected to the Raymond Ciccolo that owns the building and the Volvo dealership next door. Moving the Volvo showroom into 61 N Beacon could be a first step into redeveloping the Volvo property. Unfortunately, I didn't know about the meeting, so I have no real information to share, but this will be interesting to watch.

EDITED to add quote from Ciccolo Group web site, which confirms the Volvo dealership will move in:

61 North Beacon Street, Boston (2016) - Hired by Village Automotive Group to facilitate this adaptive reuse project, TCG is working to move Boston Volvo Village from its existing location, a traditional 4 acre dealership, into the brick industrial building next door. Built in 1925, this building was originally home to International Harvester's regional headquarters. Volvo will have its showroom on the first & second floors, and tenant office space above.

(P.S. I wonder if this means they'll finally remove the long defunct condo project from BRA web site for the same address http://www.bostonplans.org/projects/development-projects/district-9 )

Seems like Brighton/Boston Landing was the catalyst that everyone hoped it would be!

Stop & Shop Eyes 1,000-Unit Allston Development
By Steve Adams | Banker & Tradesman Staff | Dec 7, 2016

Stop & Shop Supermarket Co. is drawing up plans for a massive mixed-use development at its 11-acre property next to the Massachusetts Turnpike in Allston, including approximately 1,000 residential units.

...

Stop & Shop did not discuss specifics of the size or design of the project, he said, but zoning in the neighborhood allows for buildings up to 13 stories along the Turnpike and floor area ratios from 3.0 to 4.0.

Stop & Shop indicated it would keep the Allston store open throughout the project, Martinez said. A Stop & Shop spokesman did not respond to a request for comment.

That thud was the other shoe hitting the floor. :) Worth noting, too, that the Boston Volvo Village site is probably headed up too, since they're moving the dealership.

Housing units, similar to the development at 603 Concord Ave. in Cambridge.

FINALLY!!! I've been wondering when the day would come that pre-fab mid-rise/hi-rise construction like this would come to the area!!! From what I've researched it can be incredibly time and cost efficient to construct this way. And if more contractors in the region specialized in this kind of pre-fab work (especially if paired with robotic/3D-printed construction), it could drive down development costs considerably! :)

^ Very cool to see this happening! Could be a game changer for more affordable housing in Boston.

So mobile homes stacked on-top of each other!! A vertical trailer park!

I'm not sure how new to the area this form of construction is.

My old condo building in Revere was constructed using this technique.

145 Bennington Street - constructed in 2007.
