I'm trying to understand why DC found that fa?ade and chimney worthy of preservation. It's hard to reconcile that with a luxury hotel.

Ron, I really like it. The building strikes me as powerful, unique and memorable. The massing is interesting too. The building is not fussy, but simple industrial design, similar to mill buildings in New England or the warehouse building near the BankNorth Center @ North Station (the one that is allegedly falling into the Charles River located near the the bridge leading between the North End and Charlestown).

Re the smokestack, IMO Industrial smokestacks are the industrial age answer to church steeples and provide great visual interest. I'm glad they kept it.

It, the incinerator, was considered to be a fine example of 1930s-era municipal architecture. It certainly is a testament to adaptive reuse; there is a private dining room fitted into the chimney stack. The hotel was developed by Millennium, the developers of the new Ritz in Boston. There is a condo section as well; priced at about $1200-$1400 a sq ft.

I think it was absurd to preserve an incinerator. But at times, I think the District is doing penance because it let a prominent developer tear down a building that was witness to about every inauguration parade and from which British troops watched the burning of the White House.

Will the ship model gallery return when this project is finished?

It's still open you know, right across the yawning gap of the Greenway. In fact, it might be the only store that actually opens onto the Greenway.

Strangely, I will not feel a loss if I can no longer see the Deer Island waste facility.

Though it will prevent me from seeing Fan Pier go up. A loss I'm willing to take to improve the street wall along the Greenway.

Speaking of improving the street wall on the Greenway, how serious was/is Tommy-Boy Menino's call for "appropriate" height along the central Boston prairie strip? Will Chiofaro and others still be able to build something the city can take pride in, or will we be stuck with a mix of lame 400-footers and Marshall's outlets along the Greenway?

FYI-

They have a window/curtain wall mock up near the corner of the site closest to the bridge.

I didn't have a camera, but if anyone is in the area... :)

I hear that the construction method will be "Up-Down" - I don't think we've seen this since Rowes Wharf was built.

Someone told me that The Clarendon is being built "up-down". No idea what that means, but w/e.

Note to all photogs: do like jass and take advantage of that obs deck! It's at Independence Wharf, 470 Atlantic Ave, right next to the Moakley Bridge. Tell the front desk your intentions, sign in, and take the correct elevator up (only half of them go to the top floor).
