Back Bay Garage Tower | Dartmouth and Stuart | Back Bay

Ah, so it looks like one of the buildings is going to fill in that odd, desolate bus u-turn space on Clarendon.

Yes and there was some pushback from some South Enders including Mel King and ... what's his name. They wanted that to stay open so the 39 could park there. Instead, apparently the stop will be on St James (where it already stops, one way).

That would be the "East Parcel" which will be the last phase. The building on this parcel is not yet confirmed due to concerns with the 39. It really needs a robust terminal due to high ridership. The PNF actually makes it clear that the East Parcel is undefined with a placeholder building in there for now.

So, construction of a building is held up because of 1 bus route? Very sad. I rode the 39 when I lived in Boston, so I know it is busy but for real?

It's busy, but is it busy at that stop? I don't think it is, hardly anybody rides it all the way to the end.

Very few people actually get on at Back Bay Station. It only stops there today because at the time the route was created, Copley Station was not ADA accessible, but Back Bay Station was. The current routing also adds an extra loop around Columbus/Berkeley/St James which is very inefficient. I really don't understand what all the fuss is about it terminating at Copley Square instead of Back Bay. There are already a number of other routes that stop only at Copley Square and not Back Bay station.

I hate this development and I certainly hope they go back to the drawing board with all the designs, particularly with that overwhelmingly fat office building. The pic in the article really illustrates the way it completely blocks out the Hancock from that angle! Width is the real boogeyman in Boston, not height. We continue to build wall-like buildings and then complain about lack of sunlight. We need more Copley Place Towers and less of these monstrosities.

Agreed these are atrocious. In Boston projects are ALWAYS changed, usually multiple times. Whyyy is this hanging on lol. VE this thing nowww please!!

Could they make the office tower 2/3 as wide in exchange for like 120 more feet? I like the design as it reminds of BU Data Sciences Building, but I feel it ahould be a little taller and a lot skinnier so people can actually see this type of architecture.

Probably not economically. Despite it having been said a million times, the height fetishists (not that you’re one of them) fail to comprehend that a taller and skinnier office building would be a less viable or even non-viable proposition as they simultaneously add to the core to support greater height while chopping off leasable floor space for no other reason than skyline aesthetics.

Ehh Idk about that, really the right answer is... it depends. If the numbers add up and 2/3s width equals 120 additional ft then technically yes. It depends really on what your tenants want, but even then theyre just the lease holder. Older office towers were skinnier and still work fine.

Large floor plates are very much a requirement for a successful office development of this type.

Well I said cut down the width to add the height to make up for the loss ... unless they want to add another mid rise to compensate. I was just thinking about the economics of losing floor space. I should have clarified that, my apologies. But I do agree it may create a gotham feeling... they have to do something awesome to this complex... maybe bright lights like Moxy on the tall part's ground floor. Im digging the design however.

I LOVE the residential towers...I think they are perfect.

I just wanted to echo your last statement as it has not been said enough. I really like the residential towers too. We'll see if the current designs are consistent with the eventual reality.

Assuming that the construction actually commences.

Well, the fat office tower is 388'.
add 20 slim residential floors.
Shadow Law withdrawal!!

Saw my post on the top of the page and thought how I don't remember posting that.... then I saw it was from almost 2 years ago.
Amazing not much news has occurred for this site.

I saw an ad on instagram saying this is u/c. Trying to find a website to confirm, or the IG post. Im surprised this one hasnt changed much... I was hoping it would tbh.
