People in the North End don't complain about bar and restaurant goers. It's just the old timers as part of their proxy war against the "Yuppies."

I don't really have a preference for this parcel, other than what goes on the ground floor, but I find it a little hard to believe that hotel is preferable here to condos because of potential complaints. Personally, I think you're likely to get a complaint from either. The benefit of condos is a smaller group of people will complain once and be told to shut the fuck up (and hopefully they will have noticed something during their visit and, fingers crossed they're actually responsible buyers, the research they do prior to purchase). With a hotel, you've got 50 new people a day, who probably booked sight unseen, waiting to get their grievances out. Either way, I can't imagine the building wouldn't be constructed without major thought put into sound proofing. Again, I think hotel vs condo is probably a wash.

It's also probably important to note that in the instance of the people complaining about South Street Diner, the Navy Yard Cannon, and the MGH Medivac Helicopter, the complainers were promptly laughed out of town.

I pretty much agree. I also think there is a huge gulf between what residents of "apartments" and "condos" will tolerate in terms of trash, noise, parking, amenities and general QoL.

I like the two added floors, but how did the ground floor storefronts get so damaged that they are boarded up with plywood now?

They are probably being replaced or repaired. The ground floor looked like shit in the before photos to begin with.

The interesting background on this building is that it originally had another 2 floors but back in the day (early 1900's?) the owner took them down in order to lower his property tax bill. Several other property owners did the same thing along the same block.

I can't find any photos online right now but I know I read about this somewhere in some old Boston book.

Adam's Convenience is now temporarily closed or will be closing very soon due to the construction. As per the staff, they will re-open after construction is completed.

Actually, from that shot, it looks like everything that was boarded up was not actually a store front, such as the loading entrances. The only storefronts I could see in the first shot are still there in the second. Seems to me that they had no particular reason *not* to board up the vacant spaces.

What looks like loading docks were actually just roll up store fronts. There was a halal market there. Looks to me like the boards are just space holders until they get some windows in there.

How many historic buildings are there which would be perfect for a Boston Museum that wouldn't be 10s of millions to build?

so what proposals are still on the table?

Normandy Real Estate Partners would build a 180-room hotel with a two-story winter garden. The seven-story complex would also include a food market with Haymarket pushcart vendors and other specialty food retailers.

Blackstone Market's proposal would include 50 apartments in a seven-story building that would also house a food market and up to three restaurants. Intriguingly, it would also have what would instantly be one of New England's biggest urban farms: a 13,000-square-foot rooftop garden supplying the restaurants downstairs.

No museum, though the state says it's still committed to plunking a collection dedicated to Boston's history's somewhere along the Greenway (because there's so little about Boston's history in downtown). For now, it's Normandy vs. Blackstone, with a Nov. 16 decision deadline for MassDOT.

Love what they did to the building, but I wish they used asphalt shingles rather than metal sheets for the mansard roof....tacky!

They're strikingly similar. I guess I prefer the Blackstone Market to Normandy's though...
