Copley Place Expansion and Tower | Back Bay

Very good indeed. The article didn't indicate that there was any big prep work required underground.

Well there is. Just because an article focused on the real estate aspect of the project doesn't mention it, doesn't mean it doesn't have to be done. This is very complex air rights.

Well of course I get that. What I was trying to say was that I was surprised they did not mention it.

Simon (NYSE: SPG) will also add a number of high-end retailers to Copley Place, including CH Carolina Herrera, Moncler and Versace. Existing locations for Tory Burch and L.K. Bennet will be expanded, while the existing Banana Republic and Eileen Fisher stores will be relocated within the center.

The retail renovations are expected to wrap up next summer.

The interior retail work is a part of Simon's $500 million, 1.96 million-square-foot expansion of Copley Place, which includes a new 52-story, 542-unit residential tower that's currently under construction.

So this is officially under construction? Or is the article jumping the gun?

Apologies for a bump with no breaking news..

Taking the lead from roof heights that Downburst and Citylover94 posted from FAA about 1 Dalton and Millennium respectively, here's the filed roof height for Copley:

Site elevation: 23
Structure height: 640
Total Height (AMSL): 663

https://oeaaa.faa.gov/oeaaa/external/searchAction.jsp?action=displayOECase&oeCaseID=253847935&row=0

Actually it is filed under notice of construction.. maybe that IS news?

Notice Of: CONSTR
Duration: PERM (Months: 0 Days: 0)
Work Schedule: 08/10/2015 to 09/01/2019

Although this read is somewhat dubious:

This stuff doesn't really concern me a whole bunch but it in the interest of clarity:

Therefore the structure height used is the highest elevation along the rim plus a 12 foot Building Maintenance Unit which will operate periodically.

From Boss77 first link. I'm assuming this is the window washing unit

Again, I'm positive those stated heights do not include the crane. There are separate filings for cranes as temporary structures.

If structural height for this one comes to 640' including a periodically used 12' BMU, I'd personally feel comfortable placing this at 628'. Then again, I'm not the FAA.

Sorry to nitpick; I'm actually rather invested in these height figures for my Boston-in-Minecraft project.

Some clarity?

https://oeaaa.faa.gov/oeaaa/external/searchAction.jsp?action=generalFAQs

"If the crane is being used for new construction, a notice must also be filed for the permanent structure if it meets 14 CFR Part 77. The FAA will not normally issue a determination for a crane that exceeds the notice criteria until notified in writing that the permanent structure either (1) does not require notice, or (2) the permanent structure required notice, has been studied, and a Determination of No Hazard to Air Navigation has been issued. Therefore, when submitting a notice for a crane, please indicate in the Description of Proposal field that the permanent structure does not require notice or the aeronautical study number for the permanent structure."

Entering into Boston from I-90 E exit 20, you can see active construction work under Copley adjacent to the pike in the tunnel. As discussed in "Project X Updates".

Looks like the foundation work is on it's way.

I got a letter stating that the Main Entrance with the long escalators will close down next Wednesday, Feb 22nd 2015, as well as the Orange line Underground tunnel. Time of closure will be 6-9 months.

Everyone is encouraged to use the entrance by Au Bon Pain.

Awesome! Who was the letter from? How did you get it?

My employer; I work in the building.

Ah, thanks for sharing.

The 6-9 month closure is interesting. Honestly, it seems short. Sounds like maybe the new entrance will be open during tower construction. That's pretty cool.

Next Wednesday is not the 22nd but the 24th. Also 2016.

So is this confirmed to be under construction? I know that people have seen foundation work but is there any pictures or press releases? Also when is it going to go vertical?

See post 1753:
Noticed new marketing items in the mall. I took a pic of the updated entrance.

This entrance renovation isn't really related to the Tower itself, but rather the mall renovations. The grand expansion/tower is really at the Stuart & Dartmouth corner where Neiman Marcus is.

No confirmation yet. I spoke with a Simon employee during a meeting about a month ago, and the primary driver is going to be completion of the new entrance along the SW Corridor (associated with the mall renovation). Once that's complete (renovations are supposed to wrap up this summer last I heard), the tower can start getting under way. The observed work in the Pru tunnel might be related prep work, might not be. Until we see or hear something definitive, it's all speculation (duh).

Yep, thats correct.

"New flooring throughout the center that will showcase a unique blend of stone, stone mosaic, and porcelain
· New ceiling treatments
· Upgraded escalators including the addition of a new escalator in the Neiman Marcus wing that will connect shopping levels 1 and 2
· Glass handrails to enhance visibility to the upper shopping levels and 16-foot retail storefronts on level 2
· Updated restrooms, with a new family restroom on the first level
· Upscale fast casual dining
· Energy-efficient LED lighting that will complement the recently unveiled Electric Vehicle · Fast-Charging Freedom Station
· A more modern look throughout the entire shopping center

Office space upgrades began last year, which should finish in 2015. Most mall enhancements will finish up by summer 2016, though all will stay open while work is being done. Simon will begin to upgrade the Southwest Corridor along Dartmouth Street, which has to be completed prior to the a 52-story residential Copley Tower construction. This work will include alternate and improved accessibility into Copley Place via an elevator."
