Target could go there, I know it was much more than spec at somepoint. They are also going into Fenway. i would like to see Macy's jump the street top open up the opportunity to redevelop their current building. IF they don't could you ever redevelop that spot without them either shutting down for a couple years or leaving DTX entirely?

I was under the impression that Target wasn't interested because of the loading dock situation. Will the Millennium Tower offer a better loading dock setup that Target would be interested in?

There aren't a lot of big chain department stores left to choose from these days. If not Target, perhaps Nordstrom? JCPenney?

Loading docks will be in the position of the original Filene's loading docks from 1912. The docks should be perfectly located for the department store and other stores to share.

Hmm. So what about the traffic / parking situation? The new / current proposal is for retail / residential / office space. Instead of 166 units of housing there may be as many as 600 units of housing and instead of a 299-car parking garage there will be a 550-car parking garage (of which 250 may be "public").

All of this going in and out on Franklin Street? The current plan shows a ramp on Hawley Street but I'm not sure if this is for residential / office / general usage.

Cars will head back down Franklin toward the Financial District or will there suddenly be 500 cars driving up Franklin and Bromfield toward Tremont Street?

Other department stores include Forever 21 and Sears, although I dont think Sears is expanding.

There is certainly demand for Forever21 in this area (likely their upmarket rebrand XXI Forever). Newbury St has proven to be their successful root in Boston. They could possibly expand.

As far as department stores go, the closest Bloomingdale's is in Chestnut Hill. This would be a good spot for a new downtown store. Even if it's just an outlet which is something they've started to do more of.

Bloomingdales had been interested in the earlier proposals for the Millennium III lot before the ground floor retail space was eviscerated. That might make them a contented for Filenes.

A supermarket would be a solid addition to this area. You only have Shaws and Whole Foods as full fledged markets in central Boston.


Wouldn't redeveloping the Macy's building be tough given the direct connection to DTX station?

Because it's very unlikely that we can get a 1000'. Plus the latest news on TNP is that it will be somewhere around that height.[/B]Obviously I doubt Boston will have the demand to construct a 850' and a 621' office tower. But imagine if Boston, for some reason, sees a huge boom and we see those three or so towers going up at the Gateway Center. This view would be absolutely amazing. Might just add color boxes on paint just to see how it would look like.

I would like a European dept store model (Karstadt, Galeria Kaufhof, etc), where a great grocery store is in the basement (connected to transit) and then there's clothes/departments above. They tend to have fantastic restaurants too.

I don't think there's a single department store chain in the US that currently features this model.

That's also the model in Japan as well, where they often have large play areas on the roof for kids. I've always wondered why there isn't more of that here, especially in places like Boston or NYC that could easily support it.

Thought of posting the exact same thought last night. Filenes would make a lovely home for America's first Takashimya.

Sadly, America already had a Takashimaya, on Fifth Ave. in New York, that recently closed - not sure they would come back to open in Boston.

While we're dreaming, though, can I get a Galleries Lafayette?

And who could forget GUM.

GUM - up the street from me - is the most overpriced, expensive sh**hole "shopping mall" (more like oligarch playpen - though the real oligarch-wannabes go to the even more expensive TsUM) in the world. If it were anywhere in the US, Occupy Wall Street / Paul Krugman would be decrying it as one of the Four Horseman of the American Capitalism Apocalypse. Obama would be campaigning against it.

It was famous in Soviet times as a place where the nomenklatura could shop with special coupons. However, it was built firmly in tsarist times - nothing the communists built (70% of Moscow) looks that nice.
