Re: Millennium Tower - Filene's

For a nanosecond I thought 101 Arch St. was being demolished and my heart filled with joy. So tacky, so cartoonish.

I did too. That's a great picture.

I seem to be in the minority as 101 Arch is one of my favorite buildings. I love the combo of the clock and balcony, and it looks awesome from the back bay as the shorter foreground to the towers behind it. To me, it also looks great from nearby as it somehow sits on top of the older buildings while giving the illusion that you never really know where the entrance is.

I like it too. Looks like something out of Gotham City.

Re: Millennium Tower - Filene's

Toby does indeed see the world from "high up" in 101.

It is an ok building. It was a big jump forward for the neighborhood in its time, and I still think it is better in its own cartoonish way than the cantilevered wonder at Woolworths garage. (The PoMo design for that building had some sort of dome and crenellations, if memory serves.)

Boston would have been more Gothamish if the Lafayette Place project had been built. You'd have had that, 101, the Red Hat that isn't the bar, the freakshow at 125 Summer Street, and I remember some sinister Fidelity rendering. There have been so many SST iterations, but one of them probably was creepy looking too!

So if the Burnham is being completely renovated and done up before tower construction begins, does that mean the two buildings will be unconnected?

They are connected by a retail podium at the base. The wall of Filene's that is exposed right now will be clad in a glass curtain wall.

Re: Millennium Tower - Filene's

All of the stone work at the 1905 facade corner continues to be taken down with the utmost care and precision. Allegedly they are looking into using the stone in the lobby(ies) of the new complex, according to a construction worker. (Cannot verify if that is the case, but it makes sense)

I was told the same thing by one of the crew on Saturday. They were wrapping stones from the clock in foam, framing out with plywood, and labeling for inventory. Some of it looked pretty beat up, but what do I know.

Still painful to watch everything come down, but feel a bit better if the clock is resurected in some form.

And... scene.

(Sorry about the flare. Shot it quickly with my S4 on my lunch break.)

I already barely remember anything being there.

Who said the Burnham building is being completely renovated before they even start construction on the tower? That is not my understanding at all. In fact, what I have heard is that tower construction is scheduled to start in late fall/early winter.

Officially, Millennium Partners said tower construction was contingent on securing a commercial tenant for the Burnham Building so they'd be able to have the financing available to begin going vertical on the tower. Since Arnold Worldwide has signed on to lease most of the commercial space and Roche Brothers plans to put in a supermarket, they should be in great shape financially to begin building the tower. However, the tower is likely a 3-year project whereas the Burnham Building rehabilitation will probably be an 18-month to 2-year project at most. So per timsox6's question the two buildings will likely finish at different times, although they will ultimately be connected when finished.

City considers tax break for development at former Filene’s site

Great free market capitalism system we have. They paid too much for the site as Mayor Menino would say.

Menino on Fenway project: ‘Not my fault if they overpaid’
This guy is the biggest hypocrite in the city.

This tax deal to help Millennium is for the support for Rob Consalvo for Mayor in my opinion

Whoa, do you have more info on this? I saw news back in June that was really more of rumors with no official confirmation. Did I miss a key announcement or something?

I've been wondering about what retail will go in to the Filene's lower floors. It's been surprisingly quiet on that front.

Yeah the hypocrisy here is shameful. In addition to the Fenway project, Menino opposed giving a tax break to Vorando when they were in control of the Filene's project. I wonder what's changed since then...?

It is a rare day that I defend Mumbles, but Vornado were attempting to extort the tax break from the city. Here, it appears Millennium offered a reasoned case.
