I believe that's on the top of One Beacon.

shitty pic but you can really see the impact this building will make in this area if you think of the yellow part as the "facade" of the tower.

A third of condos already under contract. Does anybody know if sales are ahead of schedule? To me it seems like sales are going well.

Prices for the tower’s 442 units start at $850,000 for a 759-square-foot one bedroom and go up from there, and a two-bedroom unit starts at $1.5 million. There are 17 penthouses, starting at $7.6 million for a 3,300-square-foot unit.

Despite the sky-high price tag on the penthouse unit, Baumert contends it is within reason of other luxury condos sales in Boston in terms of price per square foot, weighing in at $3,000 — which is very high but not record shattering.

So far, the pricing doesn’t seem to be scaring anyone off, with buyers having already inked contracts for 150 units, including three penthouses, though, not the $37.5 million special. Yet.

The highest price anyone on the forum guessed was $19,000,000 (it was HenryAlan). We were way off.

What do I win? Seriously, this penthouse gives me orgasmic thoughts, the $37 million doesn't even surprise me, despite it being almost twice the price I suggested.

The good old days when a family of four could afford to live in a downtown skyscraper are over!

I laughed at that too. Reminds me of the debate over San Francisco.

Interesting that Michael Mina is doing the food service. I wonder if he'll open a full-fledged restaurant here. Am I alone in thinking that they should done a hotel-condo residences approach here with a luxury chain to manage it? (one of the chains not in Boston already--St. Regis, Park Hyatt, Shangri-La, Rosewood, ect.).
