Omni Hotel @ BCEC | Summer St | Seaport

Does anyone know why the Transportation Center (Parking Garage) left the huge streetwall gap along D Street. Is that a developable parcel or a missed opportunity?

It left one on wtc ave as well. My guess is they needed x amount of parking spots and this was the size that fit.

It should be Massport's mandate to maximize every square inch of its holdings in order to maximize its revenue stream. They should be doing whatever best benefits the state (taxpayers) as opposed to favoring whatever their internal politics happen to be. This parcel should have been developed with an office component in front of the garage as well as having multiple office floors above. This still can be and should be done.

fire safety?

This is shown as going right up against WTC ave. In the above pictures it shows that the ground ends before the bridge and theres a road, how are they going to get it right against the bridge? Theres literally an entire skyscraper being built on top of a road somehow... Anyways new renders:

Hopefully they give the median on Summer Street the same treatment as Seaport Blvd. It's a cement jungle at the moment.

WTC ave is also a bit of a disaster, with the weird sidewalk barriers and painted median

Anyone know how theyre going to build a low rise skyscraper above a road?

The crossing island the that rail track slices through has plenty of space to put the base of a deck. Lots of Seaport buildings are being built over the SL tunnel, so it won't be an issue

^ ?

They're not building it over the road. Its going between the Haul Rd and Summer St. There will be a gerbil tube over the haul road to the parking garage.

EDIT: There is a little corner over roadway. I imagine they'll just, you know, not put load bearing columns in the roadway, and put a truss in above that to stabilize and spread the load. etc.

...It's just a little piece of driveway, essentially. Maybe they'll just do it as a cantilever...

Well, I'm not an engineer - but to me it looks like the plans show no supporting columns outside the radius of the turn (and in fact show a service driveway leading under the building from the turn).

So - looks like they're just going to going to cantilever the whole corner of the building over the turn then? (And it doesnt seem like a heroic solution or anything - its a pretty fat 'tower' so there's plenty of structure over terra firma to support the cantilever and give rigidity...)

^Actually, having had a closer look - are they recofiguring the fargo st turn? One of those columns sure does look like its in the roadway...

Ok, apologies for 3 consecutive messages:

P. 71 clearly shows a reconfigured Fargo St. turn. So your instincts were right! (Sorry no screenshot capability at the moment, maybe someone can grab it and post it..)

And in the process of reviewing the plans, I noticed that the low-rise section across the middle of this bad boy actually appears to act as a big truss that holds up the ceiling of the massive ballroom(s) below it? And if that's the case it seems likely that there is probably also some lateral extension of that truss function all the way over the to the Fargo St. corner...

But as I said I'm definitely an amateur so I'll look forward to hearing from you pros on this too...

Massport says a Parcel D-3 (and Parcel H) RFP will be out this year, so I wonder how they'll deal with staging once construction begins there
