Construction to start on 12-story tower on Canal Street

Construction will begin on a 12-story housing and retail tower on Canal Street, just a block from the TD Garden, as early as next week in a deal announced today between developers and state officials.

Trinity Financial will construct 310 housing units, 147 parking spaces and ground-floor retail as part of a project called One Canal Street on a mostly empty grassy area owned by MassDOT across the street from the Haymarket bus stop and Government Center garage.

Retail space at ground level will be specifically designed to accommodate a supermarket, the company said.

The $190 million project is part of a 99-year ground lease with MassDOT.

Trinity will construct the project. Aimco, a real estate investment trust, will own and operate the building.

The project also will be built over the Grand Canal’s large outdoor patio, which has already been taken down, said Trinity Financial Vice President Abby Goldenfarb. That deck had been part of a temporary lease between the bar and the MBTA, she said.

“We are thrilled to be able to announce that the project is moving forward,” said Goldenfarb in a statement. “The West End and North End communities have been looking forward to construction for over a decade and we appreciate their support and patience as we worked through a number of complex challenges to get this project underway.”

Expect construction vehicles on the site as early as next week and a groundbreaking later this fall, the company said.

I'm not a knee-jerk hater for these Bulfinch Triangle projects, but this thing ain't anywhere close to a "tower".

The media calls everything over 8 stories "towers".

Does this mean that construction is starting without design finalized? Is this typical?

This doesn't belong here but...anyone know what's going on next to j pace? Building was torn down.

This place has 21,000 sq ft for retail and a mandate to attempt to attract a grocery store.

Help me with a comparison of how big that is. Whole Foods on Prospect in Central Sq is quite small. Is 20,000 sq ft bigger or smaller than that? How about the TJ's on Boylston or the one on Memorial?

If the space is comparable to other TJ's, then I think TJ's is a good fit. A conventional supermarket will be following soon (hopefully) at North Station. I would hate to see a premium gourmet grocer go here. That domain is best filled by mom and pop North End specialty/import shops.

That low side is an existing building - that's where Grand Canal is. I think.

It'd be awesome if the supermarket went in here and the market space being designed into the Garden expansion could be used for something else like a Target. It'd make the neighborhoods around the Garden about the most convenient urban neighborhoods in the country. As a lazy type B North Ender, I support that.

I may be in the minority but I'd like to see movie theaters at the Garden. The only real theaters in all of Boston proper are Boston Common and Fenway. That part of town could certainly use some theaters and it will be bring life the area at night when there are no events at the Garden.

I don't think it needs to be an either/or. I think a supermarket and the public market planned nearby complement one another.

Yeah, I think the original plan was for a theater and a super market at the Garden. That was before the practice rink came into discussion though, so who knows.

Just about to say that. Based on the renders, I would call this nothing more than a mid-rise apartment building - at best.
"mid" is just as subjective...and highly dependent on what you think is "max"

The sky may have gotten higher since Skyscrapers first scraped the sky at only 10 stories in 1884, but since we humans haven't gotten much taller, you still only need 8 stories to tower over us:

Control tower, water tower, clock tower, watch tower, fire tower, bell tower, cell tower, Leaning Tower of Pisa.

Yep, 8 stories sounds about right for a tower.

Obviously proportions matter too...but maybe only up to 7 stories ;-)
