Portland, ME - New Construction Continued

Those Bayco pics are the United Way/Parking Garage location. You can tell because the garage is exactly the same as the United Way one. Perhaps that's a sketch of the United Way proposal or just a mock up of what they wanted there.

I found an article that said back in 2006 they wanted to build a parking garage but the plans fell apart.

Since the garage itself was being built with a ton of government money, Portland already had the garage designed and approved so the would be no holdups. One of the old projects did fall through but them United Way was successful recently with their proposal. Their building might look different but the garage in the middle is the same as the one originally designed.

Still waiting for something to take shape here...

Not sure exactly where to put this, figured 'new construction' is close enough. A Port City Music Hall person/owner/worker has confirmed that there will be some sort of marquee outside of their venue:

good news! There is a marquee in production - and, nonetheless, it has been approved by the city! It will be an old style theater marquee that juts out over the box office portion - and I think there are plans to continue it along the front of the facade. We've been awarded a grant by the city for "facade improvement" for a portion of the cost. It's going to be several weeks however. Meanwhile just that blank facade.... Display cases will be going up in windows v. soon for large-format show-specific posters. See you Thursday - don't miss Putnam - he goes on first with cellist Seth Yentes.

Based on old photos I've seen, Congress Street used to have some marquees/large outdoor signs and I think this will be a great addition to the streetscape here, and anything will be an improvement over the current facade of this building.

I would like something like this:

The new Marriot is almost done. Probably a month away. Sadly not one of the retail spots has been taken in the new garage next door. Not a good sign.

Watermark is dead for now while they fuck with each other in court. Bayhouse is a go and should be building soon.

Ah, shame I thought Watermark would be a cool development. Not good to hear about the retail in the garage. At least the Bayhouse is still a go for now.

If either the Watermark or the Bayhouse buildings start going up in the next year, I'll buy you guys a beer. I just don't see it happening in this market anytime soon.

By way of comparison, the new 21-unit building on Sheridan Street has only sold three condos so far:

You really don't think Bayhouse will happen? I figured they were in so deep they didn't even have a choice by now. With the model they've been using, tearing down the site, still advertising in the paper, still saying when they were going to open.

You're right though, nothing is safe here until some concrete is poured. Tearing something down doesn't mean anything anymore around here.

On a side note, anybody been inside the Port City Music Hall yet? Looked really modern and urban when they showed it on tv.

If all else fails maybe the Bayhouse folk can lease out their model unit :p

I haven't been inside the Port City Music Hall yet but it looks great from the sidewalk. I look forward to the marquee they are putting up also.

Hmm the idea for Portland Hall sort of reminds me of Pearl Place

New housing on Danforth Street:

Last edited:
Bayhouse is still advertising in the Sunday housing section of the paper. It's always said occupancy late 2009 but today I noticed it said 2010. Here we go again!

53 Danforth St. is mixed-income housing, not just for seniors: "30 of 43 units will be rented at below market rates to households earning less than 60% of the area median income; the remaining 13 units will be rented at market rates."

See http://dirigomgmt.com/53Danforth.htm and http://www.szantoncompany.com/properties_danforth_street.php for details.

The developer was able to take it on from some of the proceeds of the sale of the old YWCA, thanks to the city's housing preservation ordinance. It should be growing one more story shortly.

Sounds good. Looks like it will be a pretty handsome building.

The Danforth on High project up the street looks like a keeper too. This little stretch of Danforth is in a great centrally located area and I hope it sees even more development in the future.

Yea, do you have any pictures of it? Also, on that website, you can see renderings (that I have been searching for :D) of Crescent Street housing, which was recently approved.
