Never even thought about how when you come out of the tunnel and into the seaport this side of parcel M is going to have a little flatiron feel to it. Not bad.

Jeeezus, all ISIS needs to do is hire several sopranos to hit high notes and that whole Seaport area is going to look like Kristallnacht.

Thanks for these killer renders Stick. Sorry very much for spoiling the moment but we've got bad news for patrons of Five-10 Bar. It seems people are having too much fun along the Waterfront.

Five-10 shuttered by the Commonwealth....

We've had drinks at that Intercontinental bar overlooking Ft. Point Channel and the Seaport several times, a real nice spot. I think the Intercontinental took a big reach and began posting keep out signs to the general public from accessing their rightful Harborwalk property. Dumb move by the Intercontinental folks, the state rightfully slapped em down. Hopefully, the bar that's on the Intercontinental property, stays.

I'm assuming this project sits well within the Fort Point landmark historic district with strict design review, if so, it may be a good example that even in a landmark district the design review process allowed the construction of a high quality contemporary building.

Landmarks is primarily concerned with preservation of the existing buildings. I've had to go through them on some projects in the seaport. Since this is new construction, not touching anything existing they don't have as much pull.

I, too, have done some work with the commissions in Boston. Because this is a Landmark district, the Commission is concerned with how everything works together so they will be reviewing new construction carefully. If it's in the district they have total control over the exterior. That said, they tend to work for high quality design (see 10 Farnsworth, which, as noted above, was reviewed by the Commission). The protection areas are different for new construction--much lighter level of review.

This is probably a stupid question, but where did all those folks who parked in the Seaport lots work? Downtown? The port? Were there shuttles?

It's quite a testament to the power of induced demand- the surface lots are less full now because of price hikes. The people parking on the far end of Fan Pier are a mystery to me though.

At one point not that long ago it was $7 to park all day in some of those lots. Garages a 1/4 mile away were charging 5 times that so it wasn't a difficult choice for many commuters to save thousands of dollars a year by parking in the Seaport and walking 10-15 min. to the Financial District.

Wow, walking 10015 minutes to the Financial District seems like a long walk

And to add some value to my post, I've noticed a number of parking garages around Boston not full midday during the work week. For example the Necco Street Garage here:

^ Minor point, but mid-august is not representative. Look for a rainy day or the winter in general. That being said - I know that a lot of the GC garage had long-term performance at something like 75% of capacity, and I'm sure that's true of many others.

Also - its quite possible / likely that the owners are nevertheless doing a decent job at maximizing revenue (/ asset value), even if they're not maximizing capacity utilization....

Totally fair. I was thinking the same thing.

And here's some food for thought... while cheap surface lots are disappearing, (I would assume) they are being replaced with at least the same number of spots, if not more.

I did a rough count (based on the satellite image shared above) and there looks like there were about 450 spots available at the original flat lot where the Benjamin and Via buildings are now. The new garage contains 775 spots. That's a 53% increase in parking on the spot.
