Apartment projects approved for Southie, Fenway

City planners approved a developer’s bid to knock down two buildings on West Broadway in South Boston and put up a six-story apartment building with a contemporary design.
The $12.5 million project, approved last night by the Boston Redevelopment Authority board, is next to the Cornerstone Restaurant and across from the Broadway MBTA station in an area that’s becoming known for innovative residential architecture such as the Macallen Building.
“It’s a gateway into South Boston. It’s a neighborhood right here on this corner with some amazing buildings that have been going up and that have been there in the past,” said Michael LeBlanc, principal at Utile Inc., the architect for developer Evergreen Property Group of Canton.
The building will have 31 units — a mix of studios, one- and two-bedrooms — and double the amount of ground-floor retail space, to about 4,000 square feet. That will provide a new space for the Station News convenience store and possibly a new restaurant.
“We think this is a great amenity for the neighborhood in terms of street life, retail use,” LeBlanc said.
A Dunkin’ Donuts located there is moving up the street. The building will have 18 parking spaces. Construction is expected to start in April, with work wrapping up in the summer of 2014.
