I'm pretty sure there is a large retail space in this building.. haven't heard anything in terms of what is going in, but looks PERFECT for a TJs!

Tim Pappas (Sun Condos, LLC) proposes to develop a new “boutique/select-service” hotel on the former Sunoco Gas Station site – at the corner of Dorchester Avenue and West Broadway.

Adjacent to the Gillette complex, across the street from the MBTA’s Broadway Station and just over the bridge from the South End, the proposed hotel project will further revitalize the Broadway Station area by providing a contemporary, cutting-edge and affordably-priced hotel with related dining and hospitality amenities at this important gateway location in the west side of the South Boston neighborhood. In keeping with the “boutique/select service” model, the developer is in discussions with potential hotel operators TBD (for example Indigo, Andaz, Standard, etc).

The proposed hotel will also address the City’s lack of reasonably-priced high-quality hotel options within close proximity to the Innovation District, BCEC and Downtown, while providing an anchor hotel, hospitality and restaurant use as part of the revitalization of Broadway in South Boston. The project is also unique to South Boston itself, which has seen a major increase in residential expansion with no local hotel outlet.



With direct access to the T and all major highways nearby, the hotel is situated in close proximity to the Innovation District, BCEC and Downtown, at a unique and emerging location in the South Boston neighborhood itself. While the site is too limited in lot area to allow for proper underground or on-site parking, the hotel will integrate a circular courtyard drive for full-service valet, temporary parking and related vehicle circulation.

The proposed project will also involve the environmental clean-up of a contaminated, vacant lot, with anestimated construction cost of $30 million, approximately 150 construction jobs.

1. No mention of parking.

2. I wonder if Tim will do a Greening of Southie II with this one.

3. Maybe this will wake the T up to air rights over the former trolley entrance on the northwest corner.

4. 12 Stories? Good for that corner. Let's hope the building wraps the curve of the site and look like the Cardinal Cushing Goes California Apartments at 50 West Broadway.

I remember reading that Pappas also owned the land that the Cornerstone is on, wonder if it is involved in this proposal. Not sure how far 12 stores will get in Southie without proper parking.

Sounds like this will be on top of the former trolley tunnel/portal that goes through Broadway Station. They turned it into a training facility.

No this is the empty fenced in corner lot that's right next to the Cornerstone. Trolley tunnel is across the street.

Whether you like his buildings or not, Pappas hasn't been afraid to try different things architecturally (different for Boston). Hopefully this building ends up as a nice gateway to Southie.

Agreed. And remember, the green and brick building (where Dunk's was) will be replaced with 22-26 W. Broadway, which looks promising. Assuming the Cornerstone will be part of the hotel development, this corner could shape up to be something.

Longtime lurker and had to wait a month from signing-up to be able to post.

Developers have been showing up to a lot of the SVLENA (St. Vinny's) neighborhood meetings the past few months. I'm not sure if it is required, but they always bring their proposals to the neighbors long in advance of submitting the final plans to the city. Usually it's abutters (up to 300-400 feet from the new development) that they are petitioning, however really anyone can have a say.


With regards to the sidewalks, lighting, curb appeal, it is certainly their responsibility and part of their plans. I don't know where the line is drawn between the developer and the city.

They certainly do not want to piss off the neighbors, because the residents can make their lives a nightmare. I'm sure you can ask Greg Donovan from the 401 W 1st. development. His plan really isn't that bad, but he didn't go to the neighbors first with the new approval and he paid for it.

Something needs to be done about that intersection. No sidewalks. Half the street lights are out. Surprised nobody's got killed yet.
