Well, yes. But I meant it along the lines of, the target market is essentially the same (luxury,) but MacAllen II would make such a larger design impact in the Seaport than it does where it stands now.

I guess you knew that, though.

Does anyone have any new photos of Old Colony Phase 1 redevelopment (project above)?

I happened past it this weekend and it is one of the more impressive redevelopments in Boston given the challenging circumstances. Sort of falls off our mental map of Boston, and the architecture isn't going to win any awards, but it does a great job of defining the edge of Columbia road, re-envisioning the Southie housing typology (adjacent wood buildings, not the main steel structure), and humanizing the neighboring Old Colony projects.
Not a bad investment at all.

They should have been left alone. At least in their previous decrepit state they might have acted as a deterrent to one getting on the dole, now mooching doesn't look so bad.

Some shots from last Friday. With all the good weather several small projects, between First and Second Streets, are progressing very nicely. Most of these projects are 3 to 5 weeks ahead of schedule.

It amazes me how much is getting built over there. I lived in South Boston for over 3 and a half years and left a couple of years ago. Each time I go back it seems like a new building is going up. I am sure the long time South Boston residents are not that pleased with all the new stuff going up.

This area is quite different then the rest of Southie (West 3rd-1st). You don't see as much objection to projects, since it was a very desolate area not too long ago. The list of projects that are being built above is actually about double what was posted. Three key developments are 11 West Broad, West Square, and Foodies on W. Broad.

It really is amazing how much activity is going on, and how little people are paying attention to it. In my opinion the growth in this area and how it connects with Seaport in the next 5-10 years will shock people.

Parker -- this is very good for several reasons:
1) it provides more housing walking distance from the SPID
2) the new construction in '"Southy proper' will reduce the objection to residential construction at the borders of the SPID with the rest of Southy

Tons of great new infill going on in that area of Southie (close to my office so I drive by every day).
My one complaint is 3 Dorchester Street. Cheap greenish-beige siding. Doesn't appear that there will be any"accent siding" in other colors. Just a monochromatic earth-tone box...

I think we are conditioned to think urban setting + hill = San Francisco.
