South Boston Infill and Small Developments

Re: MacAllen II and all things South Boston

I think we are conditioned to think urban setting + hill = San Francisco.

Actually, it reminded me of a building that is on one of San Francisco's few flat locations:

Re: MacAllen II and all things South Boston

Since all of Boston's growth neighborhoods (Kendall, Longwood, Seaport) have been aping the clunky glass midrise blandeur that is Downtown DC as of late, I welcome anything resembling relatively fine-grain blocks in SF.

Re: MacAllen II and all things South Boston

My one complaint is 3 Dorchester Street. Cheap greenish-beige siding. Doesn't appear that there will be any"accent siding" in other colors. Just a monochromatic earth-tone box...

The siding is unfinished. What you see now won't be the final color.

Re: MacAllen II and all things South Boston

^ Definitely strengthens the SF resemblance.

Re: MacAllen II and all things South Boston

^kind of like how it looks now, those condo's in the church hopefully are enjoying the sunlight while they can. >South Boston replacement building

Re: MacAllen II and all things South Boston

New construction update for two projects around the Broadway "T" station. Eleven West Broadway is ready for steel rise. 45A is a new 9 condo unit building, not even on the BRA's project list. Once the developer gets approvals he wants to start construction this summer. This is becoming quiet a large cluster of new residences.

Is that the fenced off construction site in front of Boradway Station? I took a walk over there Monday during our beautiful weather and wondered what was doing there.

The fenced off area is the Eleven West Broadway project.

Re: MacAllen II and all things South Boston

Not sure when it opened, but I spotted a new Hubway bike rack at 190 Dorchester Ave, near Gillette HQ and Tolman Welding Supply.

It's somewhat of an odd location because it's not in view of the Broadway MBTA station, while only a stone's throw away.

But so great to see it there.

Re: MacAllen II and all things South Boston

While enjoying the weather and festivities in Southie yesterday I took the opportunity to nose around a bit.
First I was surprised to see work started at 4 or 5 new sites. I only wandered North of Broadway and East to L Street.

A little more progress on Eleven West Broadway

205 W. Second. Who ever this contractor is he doesn't believe in wasting time. Great progress, very impressive.

110 Bolton Street This is an example of the type of single family houses I find going up throughout Southie.

350 W. Second. They are starting to show this property.

77-89 Dresser Street Again a lot of progress. They have put the final coat of paint on the units.

3 Dorchester Street. Six photos of the 3 buildings that make up Phase II of this complex. Final coat of paint is being applied to the east bldg.

618 E. Second Dull, but I'm liking the concept.
http://www.flickr.com/photos/beelinebos/6997812223/in/photostream/
509 E. Second the brick facing has been applied to the 2nd and 3rd floors of the front of the building. Work seems to have slowed down. No photo because a big truck parked in front of the building.

Another single family house on E Second.

360 W. Second. Work has begun. Foundations being framed. 19 unit condo project.

230 W. Broadway. Major rehab has begun on this single story building. Could be a great location for a Trader Joe's. we can wish.

395 W. Broadway (The Tribune Tower) Excavation has begun. This will be a 5 story condo building. Could have retail on the ground floor.

West Square. Some demolition has begun. Not much but it's a start. This is a major complex. West Square is the new name for a project called Emerald Court.

This is the location of a new Foodies Market, set to open early summer. Not quite Trader Joe's, but getting closer (we'll leave that for the Ink Block ;))

I think it wants the "views" on flickr. That is his right, obviously, but it is a shame.

Re: MacAllen II and all things South Boston

As of yesterday the steel has raised above ground level at Eleven West Broadway.

South Boston renderings

Below is a collection of renderings that appeared in the Globe. To the extent any of these images doesn't replicate what's already in a thread, somebody may want to try to cut and paste the image links to the appropriate thread. (The cut and paste part is above my salary level.)
