South Boston Infill and Small Developments

Those are "luxury"? I'd hate to see what "non-luxury" looks like!

Luxury has lost all meaning. It is essentially a punctuation mark to a property description.

If you grew up in a 150 y/o three decker, you better believe this would be luxury or damn close to it. Frankly, it's the price of building in the Boston area between the cost of land and cost of labor that prevents this type of development from using more higher end materials on the outside.

Plans have been filed for a new condo building named "The Ceinture" at 20 W. 5th Street. The building will be 6 stories tall and contain 54 condo units.

^^Am I mistaken, or was this stretch of Dorchester Avenue upzoned for denser development? (i.e. between Andrew Square & Broadway) The reason I ask is because Ceinture--though a density improvement--looks like it falls short of the 10-15 stories density that I thought was supposed to go here.

The Ceinture is...not bad. It's competently designed using average materials but the sculpted core tower gives it some distinction and a bit of personality.

Ceinture = Belt. Why?

(here we go again)

It will be built on the current headquarters of Colmar Belting Co. - kind of a nod to the prior use of the site I guess.

I love that! Troy Boston Apartments did the same thing (nod to the former NY Street that crossed through the site). At least you're able to preserve some of the site's story in that regard. Maybe Ceinture's lobby will feature some sort of industrial nod(s) to different Colmar Belting products or something.

Ah ... ok(ish).

So ...next time we build on an old shoe factory site we will call it "The Soulier"? Wait, that is what the NB headquarters should be called.

Don't forget the Ink Block homage to the Herald.

The Chandlery - 270 Dorchester Ave - has been approved by the Board of Appeals. The 70 ft building will contain 114 residential units, 20 of which will be set as affordable. It will also contain 6,520 square feet of commercial space, 40% of which will be set aside at an affordable rate. A 2-story underground garage will also be included with enough spots for 120 cars.

Let me guess. They used to store wax candles here.
