South Station Tower | South Station Air Rights | Downtown

The big news is that the large machines being used to create the underpinnings for the tower have been removed.

When this is finished, it will be the last skyscraper built in Boston. No room for anything else unless they take the siding off the Prudential building and add 250 feet onto the top.
There are maybe 500 parking lots, garages, uninteresting 7 story buildings, and air rights parcels ready for some enterprising developer.

This is, though, pretty much the last one proposed/permitted/actually going up this cycle, is it not? Not aware of anything else breaking the 600' plane after this.

We can keep our fingers crossed for a resurrection of the Copley Place Tower or the Aquarium Tower. Otherwise we went almost 30 years between 600'+ buildings and we might be stuck waiting 30 more after this one.

Need to find a way to make lab space work in a megatower.

I believe Blackfan in Longwood is 349' so it seems feasible to at least more regularly break 300' with these labs. The footprint of Blackfan is beyond enormous though. I don't necessarily understand the specifics about building (relatively) tall labs but we proved over a decade ago that it can be done.

On the other hand, if they allow higher zoning for residentials above other uses (say, up to FAA in and around downtown) then maybe it would incentivize something like a 600' residential instead of a 190' lab tower right next to South Station, etc etc etc.

Absolutely not happening under this administration.

I don't think they could stop Copley but with the other one we might as well be back to the days of the Menino feud.

I mean let's be really honest, was that one really going anywhere anyways? If he couldn't get anything done with Mayor Walsh, then I'd just write it off. Excluding Copley then - this might mark the final end of the cycle (at least for talls).

He was going to get something done and then CLF won the lawsuit which blew the whole harbor plan into the water. If Walsh hadn't been poached in the middle of his term and was still mayor I think it would have gotten done. Instead we need to "redo the harbor plan" for another bunch of years, likely into something that won't be attractive and/or feasible to get the reasonable development here and at the lobster place's site.
