Ok, regardless of all this blah blah the goal of this dorm and all dorms is to help get the students off the Hill.

When, as in the case of WIT, your long-term debt exceeds the value of your endowment, you can't build Taj Mahal dorms. If you did, most students couldn't afford to live in such dorms for the price that you'd charge.

So a friend from school (who also lurks on this board) went to the project review meeting last night.

Everything is still the same as what the PNF says except for a larger setback of 18' on Louis Prang.

Allegedly they are going for extremely luxurious dorms - granite countertops, dishwashers, and IN-UNIT WASHERS AND DRYERS (you can actually see them in the plans!) are all included as of now. We'll see what happens with these amenities as time goes on. I personally think this is crazy, but hey, the lack of laundry facilities in the basement allows for that "bike maintenance and storage" facility.

Project cost is currently projected at $43 million.

Comments were as follows:

1. Mission Hill/Fenway Residents are in support of this project, as it will help move students back onto campus and out of their neighborhoods and help alleviate the housing crunch in the area. Many longtime residents have seen their working class neighborhoods transform into “ghettos” with disruptive, transitive, students. They are excited that the local institutions are taking an initiative to move them back to campus. They also like the design of the building and its placement on Huntington Ave; they think it fits nicely. Councilman Ross also supports this project.

2. Owners of 11 & 17-19 (private owners and a fraternity) are fiercely against the building. They fear the building is Wentworth increasingly encroaching on their neighborhood and that the building is too tall and massive and does not fit with their neighborhood “dynamic”. The also fear for the structural stability of their buildings as excavation begins. They wanted the building to be three floors max or the park space kept. They feel like they are being pushed off and will have to move somewhere else.

(Emphasis mine. These NIMBYs are just insane.)

My take on this:
Given the luxury amenities, this dorm will undoubtedly be a senior and/or/only a graduate student dorm. WIT is rapidly expanding graduate programs. They currently have Arch and Management. For graduate housing, the amenities are appropriate.

Mike Ross's fixation on turning Mission Hill back into an oldtimey 1950's working class neighborhood is fascinating. His nostalgia (for an era that can never be reclaimed==if it even existed) will always lead him to make poor endorsements.

If he'd spend half as much time on code enforcement for absentee landlords, maybe, maybe not. The Hill will be a student ghetto for years.

Ross in his tenure could have done something about preventing single and two family homes from being subdivided into multiple condos but didn't. The same is true to the subdivision of existing lots and chopping up of 3-4 bedroom units into multiple one bedroom and studios in multi-family buildings.

It doesn't help that almost all the new non-student housing in the area is either luxury or restricted 'affordable' subsidized housing. The middle of the market is getting squeezed out by a combination of a student market/investor bubble and city interference/policies driving the non-student market away from median wage earners.

(Disclaimer as a landlord in this area: I only rent to grad/medical students, professionals, and few batty old ladies that could drink any of you under the table.)

Park was being dismantled yesterday. Trees were being baged and trucked away. Iron fence is gone.

Those row houses (or most of them) are owned by Northeastern IIRC.

No they aren't, Wentworth owns most of them along with a fraternal organization. Hence the giant Wenthworth signs in each transom.

Was it a public park, though? Or WIT owned?

WIT owned. WIT bought the gas station that was there and tore it down in anticipation of building the dorm years ago (then, 12 stories), but when the recession hit, they decided to make the site into a temporary park until construction could resume.

There really aren't any NIMBYs in the vicinity and this was a temporary park from the outset. Let's also not forget that the granddaddy of all Boston parks rests about 200 feet away.

There were a few. The fraternity and a couple other neighbors freaked out about the loss of the park (that they and no one else ever used) saying that no one cared about what they thought (which is true) and that 7 stories was entirely non-contextual (WIT's 7 story 555 Huntington is right next door).
