To clarify, there is a garage with over 200 parking spaces, but it is above grade.

Trying to get an idea of massing vs. one canal and victor/Avalon north station.

I believe these are the current renders.

The massing looks most similar to the Victor to me.

Yes, it's very landscraper-ish, but hopefully the materials are quality. Plus, views from the side will be few and far between, both for this new guy and the Victor in the future (thank goodness for that).

^It's definitely fine... closing off this gap in the streetwall will make a massive difference to what it feels like to be on Causeway St. That hole is a big one and makes quite an impact as it is right now.

^ I am excited to see how the glass facade and ground level retail engage w/ Portal Park. I agree with FK4; before this and the development across the street, Portal Park was like a portal to nowhere - a nice green triangle with un-sidewalked vacant lots across from it. On the one hand, it might have been nice to extend the greenway to Portal Park, but on the other, if they do a nice job tying this property in, stitching together gaps in the streetwall, and providing an engaging ground level experience, then I think it can be just as good.

Excited to see how it looks (materials, finishes, etc), and how the pedestrian experience turns out.
