Fenway neighbors seem to have accepted lots of residential housing and development in their neighborhood. While I find them infuriating on many occasions, I can understand their concern about putting an 18-story building where others are only 10-12 stories.

Otherwise, what's the sense in having IAGs ... and zoning, for that matter?

It seems strange to justify pointless zoning by asking "what's the sense in having zoning?"

Does zoning just exist to justify itself? Apply it because it's there?

Yeah as this whole area develops someone should really get a "paint the wall" thing going. Maybe put up another terrorist-in-PJs sorta mural. I, personally, was a big fan of that. Brought lots of color to a dead space. Any chance this blank wall could someday get windows?

The BRA Board unanimously approved new housing and retail at 1350 Boylston Street. The $102 million project will replace a one story Burger King with a project that is reflective of the high quality of development that is underway along Boylston Street in the Fenway.

The building will rise four stories along the eastern side of the project, and 17 stories on the western half of the site near the intersection of Boylston Street and Kilmarnock Street. The 183,000 square foot project will feature 215 rental units, 25 of which will be affordable middle income units. The project also includes 7,050 square feet of ground floor retail and will include 105 parking spaces.

The development team includes SCD 1350 Boylston Street, an affiliate of Skanska USA Commercial Development Inc, and ADD Inc as project architects.

Evidently, the project that was approved was a revised version because the the number of units went from 240 to 215 and the number of floors went from 18 to 17.

I'm glad this building was approved. Based on the artist's rendering, I think this is a good design. Although there was concern about the height, this is an urban environment which calls for some density and verticality. I like the way the lower part respects the street wall (at least up to the 4th floor), and the tower part adds visual interest to mark the end of the block. By the way, I wonder whether the windowless wall of the Fenway Health Center was done intentionally with the anticipation that some day an abutting structure might be built, thus making the windows useless at that point. Since that wall will remain visible, it might be interesting to paint it with designs in bright colors.

forgot about this for awhile - wonder when it's gonna start, the internets seem devoid of any updates for over a year but it could well put all else in this area to shame soon enough

Mmm, seems to be a weird concession to the neighbourhood to lop one floor off what with 'The Point' going up to 30 floors catty corner from it. Ah well, good to see it go up.

I wish more developments had this type of verticality with a tower sprouting out of a human-scaled podium (4-5 stories). Boylston West across the street feels so massive and stout in comparison.

Looks as if the "windowless wall of the Fenway Health Center" was left that way in anticipation of another building of equal (or greater) height to be built right next to it. I'm kinda surprised that they are building the tower portion of this project at the opposite end leaving a gap between the buildings. What's left is a pretty substantial and noticeable blank wall.

I always expected that it would be adjoined by a new building - it is weird... and hopefully something will be done to alleviate the cement. Maybe a mural? Even if nothing is done, though, it will definitely look a lot better as the eye will be distracted by the Skanska building.

That's correct. It was intended to be a party wall, which the developer & architect seem to be ignoring very stupidly.

After this is built we should petition for a mural to be put on that. I would worry that it would become a sports mural but even that would be better than a blank wall like that.

Get a nice HD projector, and easily get 300+ inches (25 feet) of movies up on that wall.

I've literally seen this as a selling point for a luxury tower in midtown Manhattan that built a small "park" behind the building (the park space allows for a taller building) and they project art installations onto the neighboring building.

A floor shorter and 25 fewer units (in a city full of residents screaming for more housing). I'll assume this was a demand from activists in the usual display of petty power tantrums.

More units with more windows and more views is more money for the developer. Building the tower along the party wall would have significantly cut the number of windows. Not saying it's "right" but they're monetizing views as much as they can.

When I asked about updates, I was wondering if anyone was privy to private info regarding groundbreaking... Since it's been approved but nothing definite online about when it's going to start.
