Some good news on the retail front.

"CVS, Sephora, Shake Shack, Yakitori Totto and Pure Barre will open at Assembly Row in 2021.

All She Wrote Books, a locally owned feminist bookstore, and Arche Shoes have opened pop-up locations."


 
Not big news but another CVS going in the former Vapiano italian restaurant spot

Banks, restaurants, pharmacies, and daycares seem to be the only things that use storefronts in the post-dotcom world. Given the pandemic uncertainties, daycares and restaurants are less likely. I guess you could have another bank...

That could conceivably never happen and waiting indefinitely is not a luxury that many landlords have in the real world. The space had been vacant for nearly eight years and this will provide an important service to those living, working and lodging nearby.
 
That district really flows towards Tremont. Vapiano couldn't survive there and The Revere has struggled to activate their bar/restaurant for several years right across the street. People just don't go down that way.
 
By the way, that CVS has been under construction for a year, with very little progress during the pandemic. They are not in any hurry to open.

That corner, in particular, seems oddly cursed.

Pre-pandemic, people would frequent the upscale chains in Park Square (one block west). And the Theater District restaurants around Tremont (one block east). But not that area much.
 
The whole Park Square area is not very lively compared to its neighbors in DTX, Theatre District, and Back Bay East. It’s a transitory zone between them with sleepy Bay Village rounding out the adjacent neighborhoods. The streetscape also isn’t particularly inviting with wide streets, drivers rushing to beat red lights, and relatively unwelcoming super block buildings.
 
The new Bay Village tower, the motor mart garage tower, and potentially a new building on the revere hotel garage would do a lot to enliven that block.

I think it is telling that the former large restaurant space in the Revere Hotel (historically the 57 Restaurant and Rustic Kitchen) is becoming a furniture showroom.

This is it, right here. Just take a simple look at Google Maps and you'll see that this area sticks out like a sore thumb due of the massive footprints of these buildings. The State Transportation Building, Motor Mart, Liberty Mutual building, and the Park Plaza are all bigger than just about any other building in the CBD.
