Thank goodness for that. Even if it will be 'luxury' or upper-mid market rentals, it'd be nice to have more housing available.
 
I love this building and it's location makes it look twice as tall. Big steps in total improvement in an entire neighborhood.
 
Anyone want to wager on what goes into street-level retail at 1330? Starbucks? Taco Bell? Crate & Barrel? Five Guys' Napkins burgers?
 
John, if you mean the low white building, I hope they keep the facade as a base and build up from there, incorporating the gas station in some manner to blend into the new development.

If you're talking about the open space in 1330 (between Regina Pizza and Handlebar), that's supposedly going to be a Pavement Coffee House.

That may start to be the point where the neighborhood tips too far. Machine is a fixture, and every neighborhood needs a low-rent building for a shitty stores to go into. Mattress store, liquor store, even Dominos are kind of important for a neighborhood. I know we were talking about this in another thread re: fast food. It would be great if they could do what the Middle East is trying, and pop another three floors on top while keeping the businesses below intact.


On the other hand, if this building did kick out all the tenants, it would be awesome if they migrated over to the vacant storefronts at 72-74 Kilmarnock St. Machine would be awesome if they moved into the Deaconess Garage, although it's probably a cash cow as is.

Not confirmed that I know of, just curious. I agree that it this building's redevelopment would have a greater (negative) impact on the neighborhood, if the displaced tenants don't hang on elsewhere.

I agree with keeping the stores, although I think it would be nice if they redid the sidewalk to be consistent with how it is in front of the newer buildings. The exterior of the buildings on that block could also use a little bit of a restoration.

Absolutely, Id say a number of the top floors will.

My neighbor owns the building on Peterborough St directly behind the Baseball Tavern and we've watched every single Fenway concert from the roof (only a 5 story building). You can see about half of the bleacher scoreboard from there so I can only imagine the views from the top of the Viridian. Not to mention we could basically see the entire Rolling Stones stage when they came.

I'd personally love to see Machine mode into a newer, more upscale space. There's a gritty quality to putting clubs in basements and with all the absurd pressure to build off-street parking even at a 2:1 ratio (BTD: we're waiting for comprehensive parking policy...), I don't think we'll be seeing Machine come back into a space like that unless it's on Kilmarnock...then you're just asking for trouble with the neighbourhood with both Machine and Church on that street...

Do we have any idea how many and how narrow the retail stalls in 1282 will be? If the stalls can be small enough, we may be able to see the liquor store and Dominos move into 1282 when their block is up next for upscaling.

I'd love to see something as high as 100m on that block, but I'm sure that's wishful thinking.
 
I'm in the keep that block as is camp also. As much as I like the new buildings and the housing/retail they're providing that we desperately need, strong neighborhoods benefit from established/stable businesses and the cheap older stock that houses them.

I'd love to see it stay too but clearly it isn't going to last. So the next question would be how long until it gets the wrecker? It's probably too late for this real estate cycle but what about the next one or the one after that?
