Let's say that this building and the Kensington were clad with exactly the same precast. Let's just say. Here's three reasons this building is tremendously superior (trust me, there are many more):
1) Cohesive design versus the incongruous mashup of the Kensington
2) Grand architectural engagement with the street on the lower levels and playful airy design on the upper levels - Kensington seems to aim for maximum destruction on both counts
3) Thoughtful window layout that is both contextual and bold - compare to the Kensington's schizophrenia
I always hear about quality of materials on here. Are these materials really that much more expensive than those other two? This is precast as well if memory serves me.
Why is this so much better than waterside or Kensington?

“Nan Fung Life Sciences Real Estate has proposed the renovation and partial conversion of portions of 2 Financial Center to accommodate research laboratory use by life sciences tenants. The firm acquired the roughly 218K SF property in 2021 for $210M. Plans call for the conversion of four floors of the building from the current office use to a mix of office and Bio-Safety Level 2 (BSL-2) research laboratory use. New mechanical equipment will also be installed on the rooftop to serve the new lab space. The project, which is primarily an interior renovation of the Building, is designed to embrace the character of the building and increase its usefulness.”

Maybe the bet is that WFH will permanently dampen demand for traditional office where at some point in the future demand for lab space might return as the one class of office that demands occupancy. Not sure I would take that bet personally tho lolI am so confused?
I know there is a glut of office space.... but isn't there also a glut of lab space?
