Does anyone know what the next step is? Does the BRA select the developer, and then the developer starts going through the proposal process?




I think that one of the design proposals may probably be chosen soon. All of them look nice, but since they are still trying to decide which one should be built, I think that they should at least put one there that would be taller than the JHT - at least 65 floors! :cool:

Something that might be good to keep in mind is that with the Government Center Garage the tower also looked really boring and not as iconic as would be expected and then they announced that they had hired Cesar Pelli to design the office tower and the result is now a very iconic tower.

Just thought that this seemed like an interesting trend.

This was just an RFI to see what's out there guys, there will almost certainly be a more official RFP process afterwards with more stringant guidelines. What you're seeing here is barely a step above a design charette.

I still think it is really telling the level of interest in the RFI. Demonstrates that Boston really is a hot market now for commercial and residential.

Definitely. Lincoln actually did a normal response to a RFI. They've been getting smack talked for not having renders, but that really comes during the RFP phase. The fact that 7 developers hired architects and developed designs is very telling of the interest this RFI sought to gauge. Most of the developers treated this as a RFP, which it technically was not, but I have a feeling its what the BRA wanted.

They should name the new tower after Thomas M. Mennino, since the whole thing was HIS idea from the beginning!

He had hoped to see his vision become reality, but it didn't happen. Not before he was called home, anyway! :eek:

Can the BRA impose a timeline on developers? Not really specific, mind you, but something along the lines of "Start by 2017" or "Finish by 2020"? I've wondered this with the Government Center Garage project too.

^ Speaking as a non-expert... I'd imagine the BRA has more control over city-owned property like 111 Federal. They probably have less power over land that's in private hands, or owned by the state/feds.

I zoomed into it to get a better idea of where the rings are for increased height allowance. The BLUE polygon is the site of Winthrop Garage. The little GREEN polygon is the site of the current Saint Anthony Shrine & Friary.

If HYM succeeds in the land swap deal with the church, the new public school, and a tower on the site of the current Saint Anthony building, would they technically be allowed to make a marginally taller tower there?

I recall a discussion in the now-distant past of Boston's building multiple super-tall towers, and that both the site of the garage and St. Anthony's were a part of that discussion, that two taller-than-usual buildings could stand close by to each other. It's a discussion for the future, and a separate project from this one, but is there any reason why both sites could not be developed tall? I'm not suggesting kicking the Franciscans out, merely that HYM's plan for building three 5-story buildings in downtown seems like wasted potential.

I was poking around the Hacin + Associates website, looking for some new renderings for the now-approved 55 India St, and saw they are actually working with SHoP Architects on the bid for Winthrop Square. I think this rendering is from right before they put up the 20-story LED to cover up the hideous black strip :D

Because it's a rendering and everything in a rendering is idealized/does not represent reality.

I think it's just missing the top portion and rendered in at 625'. It also appears to have 1 too many ripples. (5 across instead of 4)

Aren't the developers behind MT competing with these guys for 111 Federal? Maybe they want to make them look goofy, which this picture kinda does with the "bracketing" angle and the lack of a crown.

I'm not sure it's anything so sinister...I think they just wanted to put up a massing with relative accuracy. They want you to look at their tower, nothing else.
