Accordia has a good design and the right architect (I'd love to see a SHoP built tower here), but I'd really rather see something built using HYM's site plan. The "block" that Winthrop square sits on already has 100 Summer on one end, 75-101 Fed on the other, and 100 Fed across the street. I think building the tower on the St. Anthony's site would work better for both the skyline & the street level at Winthrop square.

Does Boston really need more dedicated religious space? The chapel in the Seaport is laughable enough. Wouldn't it be better to let this religious order die off like almost every other and have the space redeveloped organically?

I think this is great news I like the proposal that called for the museum I think that one thing that is been forgotten in this development boom is the need to develop cultural space so I'm hoping that the entrepreneurial Hall of Fame Museum that was proposed by one of the developers gets picked

What would be in the 121k New Ministry Center/Friary? Is this how much space they currently have in their building? Is anyone familiar with this church as it stands now?

Civic space is refreshing and interesting in new downtown developments. I just wonder if this is the best, most appropriate use of space. Has the BPS commented on the plans for the school? Would this be K-5 like the one being built in North End?

Pretty damning that the city had to take the property away from the Redevelopment Authority in order to get it redeveloped.

You have it backward. The City is giving the BRA the property and when the BRA sells it, the profit will go to the City and not the BRA.

Actually it would have proceeded without interruption if the city council had not freaked out about how the BRA didn't have the right to redevelop the garage and then hand them the development rights anyways.
You can't ignore the legal aspects just because you want a tall tower. This transaction had to happen in order for the BRA to put it out for bid. Doing this now helped prevent future lawsuits, had the BRA gone ahead and developed it without this happening.

Am I the only one that thinks the Accordia building looks a little off? There seems to be something about it that makes it seem awkward...
Don't get me wrong - I'm all for iconic buildings-this one just has something that doesn't seem right. Its a split between Accordia and HYM for me.

EDIT: Millennium looks nice too, but it might become repetitive in the skyline with the design- 1 Franklin and 200 Clarendon.

I honestly think the original is much better. It would look pretty cool also with this same shape but all glass with different colored glass panels like one 57 in NYC but not as drastic. Think light blue, mirrored, and blue in a random checker board pattern. Also that crown having long strips of white and blue glass would look great, especially lit up at night. This shape though reminds me of the US Bank tower in LA how it creates a visual crown over downtown. That being said I would be 100% happy with this design and I pray it gets approved.

This and Bromfield could be rising at the same time. Interesting. I'd like to see what HYM brings to the table since I think they have the best overall idea with moving St. Anthony's Shrine. Better Street activation on Arch would be great. I've kinda written off Winthrop Square as ever being active.

I don't really care about height but I think it would be cool if this and Bromfield were both pushing or touched 800 ft.

I'm pretty sure FAA pegs this between 725 and 750, but I feel as if 800 could easily be built here.

HYM's proposing 790 (unclear if mechanical or just top occupied also they're technically across the street @ St. Anthony's). I'm sure the developers have a better idea of what will fly on this site than us. My guess is that height-map photo we have from the Globe a couple years ago is more of a firm ideal guideline but the FAA can grant a variance at its discretion.

I honestly can't say I ever liked any aspect of One 57 in Manhattan. I really like these renderings that make it look like the different faces of the building have differently tinted glass, but with only minute variations on each face to add texture.

I also can't imagine a more muted version of One57. Its ugliness in person has completely ruined that building for me conceptually. When I first saw the facade going up at street level, I thought the panes were covered in cellophane that they would take off eventually...then it just kept going up the tower. It already looks like some cheesy design that was born out of the 1980s.

I'd also have to agree with placing the tower on the site of the existing St. Anthony's Shrine.

I also would love to see somewhat taller - maybe 10-20 stories - multi-use buildings on the other sites where the garage currently sits. Integrate the school and relocated shrine in the lower floors, add more class A office and residential in the others. This is a real opportunity for legitimate density.

It seems a waste to build single-use buildings here when revenue from tenants above can help keep the public and non-profit spaces well-maintained through reinvestment of shared spaces by property management.

Wouldn't it be better to redevelop the garage lot now and add another 800 footer to the St. Anthony's site later? Two towers across the street from each other.

Agreed, St. Anthony's shrine is properly seen as an abutting property owner, nothing more, and nothing less.
