Really nice renders there. Anybody know the height of the tallest tower? (or for that matter, all of the towers) This one should easily surpass the BU dorm as the tallest building outside the main downtown skylines.

Found -- I 'm assuming that John Henry and Co., and David Ortiz's agent have had a chance to review the renders. In particular, I presume that the height and mass of the towers could cast a "wind shadow," or otherwise re-direct winds in the vicinity of Fenway Park and therefore might influence the path of a batted ball. I think that this is especially apparent in the last render (showing building heights) where its mass combined with the prevailing winds from the west might significantly effect a ball hit to right field.

The lawsuit claims that the permitted project's street extensions actually trespass on the plaintiff's property. How was that resolved?

I definitely hope this works out. I truly like the plan and placement of Building 3 (the tall one), and I anticipate a really interesting impact on Kenmore Sq, which currently feels to me like an edge zone between city and streetcar suburbs. This tower announces that the CBD has arrived in Fenway/Kenmore.

And judging by the rendering, traffic on the Pike will be greatly reduced if this project is completed ;)

It might do quite a bit to break down the dam. That said, I'm a bit disappointed that this will leave Turnpike exposed on both the Brookline Ave. and Beacon St. sides of the project. This is a good start, though, if it gets done.

The first four buildings are phase one, right?

That's plenty for one developer. Wouldn't want this area overwhelmed by a single, homogeneous development when this could catalyze others that will add some architectural diversity.

Yes, the next developer might use a different shade of alucobond and a slightly different random window pattern.

^ Fair to be cynical given the awfulness we're usually treated to, but different developers could still mean the choice between something Hall of Fame or something Hall of Shame...

I've always had a bit of a soft spot for this proposal. It's less in your face than Zapata's controversial high-tech retrofit of Soldier Filed in Chicago. The tower calls to mind the Southeast Asian work of Ken Yeang, without the vertical gardens. As statler and czsz's exchange suggests, the successful execution of this scheme depends on the materials and the overall fit-and-finish. One thing's for sure -- the parking lot on Brookline Ave (depicted as a tree-lined hardscape in the first rendering) needs to be developed to the height of the adjacent Beer Works building.

What is the usage of the tallest tower? I thought it was an office building, which is why I was surprised that it is only 305'. I really thought it was closer to 350' or so. It's still a really nice development, but I would like us to break the 350' barrier for a building outside downtown. Will this be taller than the BU dorm?

Somewhat encouraging:

Rosenthal said MASCO, a group representing Longwood Medical Area businesses, signed a 10-year lease for daytime use of 500 spaces in Fenway Center’s parking garage. The facility would be available for Red Sox [team stats] games at night and on weekends.

at least we'll get the garage...

How exactly are they going to build this tower put columns in the divider of the pike and then off to the side and use some sort of outrigger truss system?
