As for the height on this building Emporis lists it at 296 feet. I'm curious as to the number of 320". If it is the case I can't believe how excited I actually got over 24 more feet... such is Boston I suppose.

Also, is it just me or does this building seem to have an incredibly inefficient layout. Looks like the core is taking up 50% of the building.

Maybe it's not just a core. Maybe it's some sort of a hybrid design between all concrete (like Millennium Place) and core + steel frame(like Kingston/Kensington).

I may be wrong, but I believe part of the core will actually feature leasable apartment spaces--the side facing Lord & Taylor. And remember there is more floor area that will rise over the stairway from Blagden Street to the raised plaza.

They're going to demo the thing tomorrow, now, and the actual building will be constructed shortly after.

The Shaws there wastes a prime site that really should have something taller. Totally agree with you.

I think the concern when the Shaws was built was that the engineers didn't want to have such a heavy building decked directly above the Massachusetts Turnpike. If you take a look at the Prudential Center/Back Bay on Google Maps' satellite view, you'll notice that none of the tall buildings are immediately on top of the pike. The only substantially tall building I can think of that's approved to be built over the highway in the Back Bay is the Nieman Marcus Tower.
