LOL. This was a slap in the balls. Anyone who puts the affordable housing and money aside and likes this the most from a purely architectural standpoint needs to retire. Just look at it lolllllll. That would have DEMOLISHED our skyline for the next 100 years. Irreversible turd smear right across the forehead of Boston. The architect must have been a Jets fan who thinks deflategate was real and wanted to say F Boston and everything you stand for or want to be in the future because once I squeeze this one out on your skyline its over, nothing you build will be able to make up for what I just did. I could see this architect twirling his moustache from the top of an art deco buildings gargoyle in the distance watching it go up with his eyeglass and right as it tops out in a deep voice he says...."Fatality".

*Yawn* skyline rant.

The tower design wasn't anything great but the number of additional people it would have added to the downtown core which is fucking dead after 9PM most days would have been appreciated.

But you folks keep wanking about skyline.

I think it looks a lot better but the smaller massing, if it were lower would accentuate the main tower more. In some views the width to height ratio is not as great as I would like to see it. Overall, it looks nice.

Bring back the original proposal that won the bid for the site or reevaluate the site. I’m not sold on the current design.

Some of the renderings look okay others don’t
Ground floor looks awful.

Some of the renders are laughable in that from certain vantage points, you can't even see the building. It just blends right in with all the other 600'-ish buildings.

Imagine what we could have had but for the whiny losers. If it were another 90'-100' tall, it would have been a much welcomed apex to the downtown skyline.

The building wasn't shortened because of "whiny losers", it was shortened to the FAA height limit.

The night renders are the only attractive ones....I kinda hate this thing...it’s short and fat and the tower in the back looks like a tumor.

i don't know about "hate." given the FAA restrictions, i think the current design is about as good as one can expect unless you expect them to sacrifice square footage in favor of pretty design (tapered, narrow, setbacks, etc).

one thing i don't quite get and which worries me is the stuff on page 25 and 26 where they show a render of the building and then they show it with a 2- or 4-floor reduction in height. are they considering making it shorter (and consequently squatter/fatter)? i sure hope not.

since this has, whether you hate it or think it's ok, certainly lost its one-time potential to be a true peak for downtown (which really is a shame), does anyone know how the FAA would feel about a non-substantial spire? Something like the "syringe-tip" on the old JHT? not sure how to elegantly incorporate such a thing into the current design, but if possible it'd be cool to achieve that new peak, even in a less substantive way.

Not the whole building, just the second core. If you scroll through those pages, you can see successive renders of the back part getting shorter. Design doesn't change otherwise.

I think the idea is to make the two parts more distinct from each other, but I think it's actually better at the same height. Perspective will make them appear different anyway.

I also HATE what this project does to Winthrop Square (the park itself). It turns it from a charming little urban park to a corporate plaza.

Forgive me if this has been covered, but is that change to the park itself a certainty? That would be the most upsetting thing about this project in my opinion. I know we do red brick to death here, but this the perfect spot to keep the red brick and trees.

Isn't that park basically used by bike delivery people who spend most of the day getting stoned to the bejeezus in it? I mean its nice looking and has potential but it smells like hempfest all week. I suppose if the corporate stiffs working in the new building want to get a contact high they'll have a place to go. ;)

i think part of the reason that park has been so convenient and under-the-radar to smoke a little is because it's been next to an abandoned garage and isn't really frequented by tons of folks(at least that's been my own experience). once a multi-multi-million dollar skyscraper goes up with super-expensive condos and high-end office space, i suspect that'll no longer be the case, regardless to what extent the park is changed.

oh and important to note that the more detailed renders of the re-imagined park have tons of trees, plenty of brick, and also a water feature, so it could be pretty cool.

Nope! I worked at 101 Federal from 1998 through 2016 and I can say for certain that the bike messengers (and assorted cohorts) have been hanging in that park for the better part of the day since at least the late 90s and likely long before. The park has definitely been packed with these folks when the garage was open and the line of cars to get in, due to the relatively cheap prices, spilled well down Devonshire.

The "orange wall" has been replaced with glass and more neutral cladding.

This was really the one part of the building that needed the most attention, and they made an excellent choice.

Im liking it a lot compared to pretty much anything they had besides the original accordia, and obviously the height is unfortunate. That being said getting rid of the stupid brown wall basically makes this ready for primetime. Build it.
