The terrace in question might face Broadway, but it also faces the objectively well-landscaped gardens of the resort and the hotel tower, not to mention the new arched pedestrian walkway and the Encore marquis entrance.

Wynn Resorts knows what they’re doing, just like New Balance, Federal Realty, HYM Investments, and the Fallon Company knew what they were doing when they challenged the conventional wisdom of the community to lend some vision of a higher and better use for dilapidated properties.

I predict things won’t truly kick into high gear until the closure of the Mystic Generating Station and sale of the abutting tank farms during the next 3-5 years. By 2030, Broadway the way we know it now will be preserved only in the sepia-toned reference photographs of local history books and neighborhood bar decor.
 
I agree, thats why they bought up all of the properties across the street and Im sure will continue aquiring more. Its going to be unrecognizable in 5 years, just like the seaport 5 years ago was a vast parking lot.

I appreciate what Encore has done and I'm optimistic about what Encore can still do for the aesthetics on this stretch of Broadway. My concern really isn't the views which will continue to improve and evolve for the better. The issue, in my opinion, is that no amount of aesthetic improvement to the area will change the fact that Broadway is a big, loud, busy artery. As a diner, it'll be hard to enjoy the views with 6 lanes of cars, trucks, buses, etc. rumbling by.

Are there any plans for center running bus lanes down Broadway? Seems like a perfect spot for it given the number of routes going to and from Sullivan.

Per the City of Everett’s Lower Broadway District Urban Renewal Plan and Transportation for the Future Plans, the answer looks to be yes. The ongoing Silver Line Extension (SLX) study is also affecting this area, so that will likely have implications on travel through this area.

Per Chesto in the Globe within the past hour - - that "ghost massing" that dshoost88 noted in Post #2,651 is planned as two hotels with a combined 800 rooms!

"....... It would be the first of several phases of development on Wynn’s land there. The rest are still conceptual but as of now call for two hotel blocks totaling 800 rooms with restaurants and stores on the ground floor, and a mixed-use building. The hotels would be, in all likelihood, built and operated by another company, in part to provide alternatives to the luxurious rooms in the Encore tower. ........"

For years, Wynn Resorts has amassed parcels, piece by piece, across Broadway from its Encore Boston Harbor casino property in Everett. Now, the Las Vegas company is finally moving ahead with plans to turn that land into an entertainment and hospitality destination to draw people beyond just those going to the casino.
The company has filed an application with Everett’s planning department to build its first project on those 13 acres: a block consisting of an 1,800-seat indoor events venue, a two-story restaurant, and a 2,200-car parking garage, connected to the casino across Broadway by a 425-foot-long enclosed pedestrian bridge. Wynn officials said they’re in talks with Ed Kane of Big Night Entertainment to operate the events venue — which could accommodate everything from boxing matches to rock concerts to trade shows — and the restaurant. The project is scheduled to be discussed at a public hearing held by the planning board on Dec. 13. Wynn aims to start construction sometime in 2022 and finish it in 2024.............

Not an issue.

800 new hotel rooms next door (in addition to the rooms already at the Encore) probably won't translate to such a scenario. The indoor venue only seats 1,800. That's like 1/3 of an MGM Fenway. And alot of those folks are going to be staying there. And the local folks who do drive in for an event probably aren't going to all drain out immediately with all that casino action across the street. It ain't Foxboro after a Pats game.

The bigger traffic issue is if/when THIS (from the Globe article) happens:

"......Then there’s the sprawling Exelon power plant complex, essentially next door to this project and across from the casino. Wynn executives would like to eventually see at least a portion of that site facing Broadway get redeveloped. In August, the city of Everett received state approval to acquire a 40-acre section of the power plant property by eminent domain; city officials hope it would help spur a private sale instead of an eminent domain taking.
The property has long been rumored as a possible spot for a sports venue, perhaps a new stadium for the New England Revolution. Weaver said inquiries about the Revs would be a question for the soccer team’s owners: The Kraft Group....."
 
I hoped that Kraft would partner with Wynn and add a soccer stadium in this area, but I do not think it will happen.

A Green Line branch from Lechmere to Everett via Sullivan alongside the CR line needs to be built to handle this kind of traffic. It would follow the Urban Ring route discussed many times on AB.

I'm hoping that this might be one of those scenarios where they build a big garage, but it's never used to capacity. Future developments would then not build anymore garages and cite the nearby availability. There is some value to centralizing this instead of building a bunch of smaller garages along the corridor.

Hopefully, by 2035 there aren’t anything called “garages” or “on street parking” within cities. On-demand A.I. Pods, baby!!!!

Globe dropped a nice fluff piece about the new Encore Boston Harbor president. I couldn't help but notice this little nugget of info dropped in there.

Then there’s the activity across the street: Wynn is looking to develop four blocks along Broadway, starting with an 1,800-seat events space and a two-story restaurant; the casino operator is in talks with Ed Kane of Big Night Entertainment Group to manage the events space. The project also includes a parking garage and elevated walkway across Broadway to the casino.

We've seen East of Broadway and could see the 'ghost massing' in the renders which was alluded to be a pair of hotels. Either East of Broadway is considered 2 blocks, or there's a 4th development along Broadway we'll learn more about.
 
Last weekend I took a little stroll from Assembly Sq over to Chelsea via the Encore Resort. Not being a gambler it has not been a bucket list priority. Being a nice day, I did not go inside, but decided to checkout the harborwalk.
