I'm genuinely curious as to whether or not anyone from the team behind this proposal has ever spent any time in the area. There's just no world in which a "terrace" along Broadway is going to be an enjoyable dining experience.
The terrace in question might face Broadway, but it also faces the objectively well-landscaped gardens of the resort and the hotel tower, not to mention the new arched pedestrian walkway and the Encore marquis entrance.
Wynn Resorts knows what they’re doing, just like New Balance, Federal Realty, HYM Investments, and the Fallon Company knew what they were doing when they challenged the conventional wisdom of the community to lend some vision of a higher and better use for dilapidated properties.
I predict things won’t truly kick into high gear until the closure of the Mystic Generating Station and sale of the abutting tank farms during the next 3-5 years. By 2030, Broadway the way we know it now will be preserved only in the sepia-toned reference photographs of local history books and neighborhood bar decor.
